   Participate in shutdown maintenance planning, execution, and post-shutdown reviews
  </li>

   Perform failure analysis and root cause analysis (RCA) to improve equipment reliability

   Conduct mechanical assembly, disassembly, alignment, and commissioning works
  </li>
  <li>
   Ensure full compliance with HSE policies, procedures, and permit-to-work systems
  </li>
  <li>
   Coordinate with operations teams to minimize downtime and maximize equipment availability
  </li>
  <li>
   Support spare parts tracking, inventory control, and maintenance documentation
  </li>

<b>RESPONSIBILITIES
</b></p><p>Assistant Director of Engineer (Head of Engineer) forms part of the Residential leadership team who collectively make key strategic and operational decisions for Building, overseeing all engineering operations for interior/exterior facilities including plumbing, refrigeration, heating/cooling, painting, carpentry, structural, recycling, electrical, ground care and parking areas. Assistant Director of Engineer (Head of Engineer) is also responsible for Life/Fire safety systems, energy/green initiative systems and management of other engineering work necessary to maintain the property in an efficient condition to ensure the safety and comfort of residents and employees.
</p><p></p><p><b>TASKS
</b></p><ul><li>Independently oversee, manage, and execute all aspects of building maintenance to the highest luxury hospitality standards, including electrical systems, plumbing, generators, steam and gas systems, fire and life safety systems, rainwater harvesting equipment, HVAC and refrigeration systems, as well as interior painting and decorative finishes.
</li><li>Proactively respond to resident inquiries and maintenance requests with discretion, efficiency, and professionalism, ensuring seamless resolution and an exceptional residential experience, while maintaining full compliance with all Four Seasons policies, procedures, and brand standards.
</li><li>Oversee and manage engineering projects, while also ensuring the completion of all duties related to the residences, including maintenance, repairs, and coordination of resident requests.
</li><li>Works in conjunction with the Director of Residences in maintaining the homeowner&rsquo;s assets through weekly, monthly walk-throughs to support the preventative maintenance program for common area spaces and abide by preventive maintenance policies and procedures and actively manage preventative maintenance schedule to ensure timely and consistent execution of program.
</li><li>Assist in the hiring, training, supervision, scheduling, counseling, and evaluation of performance and planning the activities of maintenance staff including making spot checks daily.
</li><li>Ensure timely and proper execution of service requests via Service Request Management system, providing follow up as necessary.
</li><li>Prepare requisitions for purchase and work orders and liaise effectively with the Director of Residences and Director of Security.
</li><li>Communicate with the board, homeowners and tenants on maintenance affecting the building, common areas and in unit a la carte services.
</li><li>Lead and coordinate services with third party vendors eg. Window Washing, BMU Maintenance, Landscaping, Elevator, etc.
</li><li>Act upon and support energy conservation programs allowing the Residential and Master Associations to meet their annual budget targets.
</li><li>Maintain/keep current asset register for all equipment.
</li><li>Maintain logs on movement of stock items and tools and monitor distribution of items.
</li><li>Ensure that meter readings are recorded and reviewed daily to evaluate utility consumption and irregularities.
</li><li>Actively co-lead and support the <i>Four Seasons for Good </i>Committee.
</li><li>Develop and maintain close working relations with outside contractors; engaging as needed for common space maintenance and for resident requests.
</li><li>Maintain detailed operational familiarity with and consistent first-class operation of all fire/life-safety equipment.
</li><li>Assist with ensuring that all emergency procedures are understood and practiced by all team members.
</li></ul><p></p><p><b>ADDITIONAL RESPONSIBILITIES
</b></p><ul><li>Prepare and manage annual maintenance plans, forecasts and budgets.
</li><li>As part of the onsite leadership team, is seen as a hands-on leader; assists employees as appropriate.
</li><li>Work closely with all leadership team members (finance, security and maintenance) for the overall satisfaction and safety of the residents, their guests, vendors and employees.
</li><li>Supports the leadership team with Employee engagement efforts and monthly employee activations.
</li><li>Work closely with Security leader, Operation leaders, P&amp;C leader and Finance leader to contribute to the overall success of the team&rsquo;s/building&rsquo;s well-being.
</li><li>Maintain a clean and orderly work area and ensures tools &amp; equipment are well maintained and in sufficient supply.
</li><li>Promote and ensure a safe working environment.
</li></ul><p></p><p><b>SKILLS AND COMPENTENCIES
</b></p><ul><li>Trade degree in a specific technical field relating to Engineering (Mechanical/Electrical/Civil Engineering) or&hellip;
</li><li>CEOE &ndash; Certified Engineering Operations Executive from the Hotel and motel Hospitality Association, Building Owners Management Institution (BOMI) designation, Real Property Administrator (RPA), Facility Management Administrator (FMA) or Systems Maintenance Administrator (SMA) or&hellip;
</li><li>Equivalent level of hospitality and/or residential engineering industry related experience in a supervisory or leadership capacity.
</li><li>Minimum of 5-10 years of related Engineering experience.
</li><li>Previous experience managing an Engineering/Maintenance Team.
</li><li>Previous Experience in a luxury Resort setting is preferred and trade education is a plus.
</li><li>Excellent communication skills.
</li><li>Strong analytical and critical thinking skills.
</li><li>Highest level of integrity and transparency.
</li><li>Good interpersonal and relationship-building skills.
</li><li>Good written and verbal communication skills.
</li><li>Strong commitment to service.
</li><li>A working technical knowledge of general building maintenance.
</li><li>Requires knowledge of blueprints, wiring diagrams and hydraulics.
</li><li>Ability to read, speak and write English fluently.
</li><li>Requires a working knowledge of division operations as well as Four Seasons cultural and core standards, policies, and standard operating procedures.
</li><li>This position requires an applicant with a flexible schedule and the ability to work all shifts, weekends, and holidays. Day and evening shifts.
