Senior Quantity Surveyor (SQS) – Construction

Location: Bahrain

Job Summary

The Senior Quantity Surveyor will manage all cost, commercial, and contractual aspects of construction projects. The role includes quantity take-off, cost control, contract management, variation claims, subcontractor handling, and preparing financial reports to ensure project profitability and compliance with contract conditions.

Key Responsibilities1. Quantity Take-Off & Cost Management

  • Prepare, verify, and approve detailed quantity take-offs for civil, structural, architectural, and MEP works.
  • Develop and monitor project budgets, cost plans, and cash flow forecasts.
  • Review and validate tender BOQs and cost estimates.

2. Contract & Commercial Management

  • Manage contractual obligations under FIDIC or similar contract standards.
  • Prepare, review, and negotiate variation orders (VOs) and claims.
  • Review contract terms, identify commercial risks, and implement mitigation strategies.
  • Prepare contractual correspondences to clients, consultants, and subcontractors.

3. Progress Valuation & Payment Applications

  • Prepare monthly progress valuations for client billing.
  • Verify and certify subcontractor monthly invoices.
  • Conduct joint measurement with site teams and consultants.

4. Tendering & Procurement Support

  • Review subcontractor quotations, conduct comparisons, and prepare recommendations.
  • Assist in tender documentation, pricing, and bid submissions.
  • Evaluate material and supplier proposals to ensure compliance with specifications.

5. Site Coordination & Measurement

  • Conduct site visits to verify progress and measure work done.
  • Coordinate closely with site engineers, planning engineers, and the project team.
  • Maintain updated records of approved drawings, revisions, and site instructions.

6. Reporting & Documentation

  • Prepare monthly commercial reports, cost summaries, and budget status updates.
  • Maintain logs for variations, claims, payments, drawings, and contractual letters.
  • Ensure proper documentation for audits, project closeout, and final account preparation.

7. Team Leadership

  • Guide and mentor Junior QS staff.
  • Lead commercial discussions and support senior management in decision-making.

Job Types: Full-time, Permanent

Pay: BD400.000 - BD600.000 per month
