INTERIOR PROJECT PLANNER AND ESTIMATION SPECIALIST

About Us

We are a fast-paced interior & civil contracting company delivering turnkey commercial fit-out projects (civil + finishes + specialized interior works). We work with multiple vendors and petty contractors across flooring, carpentry/joinery, marble, tiles, ceilings, paint, partitions, MEP interfaces, and custom interior packages.

Why We’re Hiring

We need a strong market expert who can:

  • Challenge and validate tender pricing (vendors/contractors) with real market intelligence
  • Convert awarded BOQs into a controlled procurement + material consumption plan so we reduce waste, theft, over-ordering, and cost creep.

Key Responsibilities

A) Tender Stage (Pre-Award): Cost Intelligence + Rate Verification

  • Review BOQs, drawings, and specs to identify pricing gaps and high-risk items.
  • Verify rates against market benchmarks for all interior/civil trades.
  • Obtain/compare vendor quotes and negotiate aggressively with suppliers and subcontractors.
  • Build rate analyses (material + labor + wastage + overheads) for key items.
  • Identify alternates/value engineering options without compromising spec/quality.
  • Maintain a vendor/subcontractor rate database updated with current market trends.

B) Awarded Project Stage (Post-Award): BOQ → Takeoff → Procurement Planning

  • Perform detailed quantity take-offs per BOQ line item from IFC drawings/shop drawings.
  • Break down each BOQ item into:
  • material list (itemized),
  • suppliers / vendors,
  • petty contractors / installers,
  • estimated wastage and consumption norms.
  • Create a procurement schedule aligned with the project program and site sequence.
  • Issue material requisitions with controlled quantities and delivery phasing.
  • Track consumption vs BOQ vs actual site usage to flag overconsumption early.
  • Support store control: GRNs, site issuance logs, returns, reconciliation, and variance reporting.
  • Coordinate with PM/Construction team to ensure materials match execution methodology.

C) Cost Control & Reporting

  • Develop cost forecasts and procurement budgets trade-wise.
  • Maintain rate comparisons, savings achieved, and variance reasons.
  • Help build standard “control templates” (BOQ tracking, takeoff sheets, wastage norms).

What We’re Looking For

  • 10+ years experience (fit-out interiors + civil finishing packages) in Pakistan market.
  • Strong hands-on understanding of rates for:

tiles, marble, flooring systems, gypsum/ceilings, paint, partitions, joinery/carpentry, hardware, glass, facade/metal works, adhesives/grouts, civil block/plaster works etc.

  • Can read drawings, take off quantities accurately, and connect them to procurement realities.
  • Strong negotiation skills with vendors/subcontractors; confident in challenging inflated rates.
  • Excellent Excel skills (rate analysis sheets, BOQ tracking, procurement plans).
  • Bonus: experience with corporate tendering, fast-track office projects, and multiple sites.

Performance Will Be Measured By

  • Tender savings / rate reductions achieved.
  • Accuracy of takeoffs vs actual.
  • Reduction in material wastage/theft/over-ordering.
  • On-time availability of materials per program.
  • Clean BOQ-to-procurement reconciliation.
