Job Purpose:

The Settlement Executive is responsible for overseeing and managing the end-of-lease settlement process when tenants vacate properties. This includes coordinating final inspections, ensuring all maintenance charges are settled, obtaining DEWA (Dubai Electricity & Water Authority) clearance, and processing the return (or deduction) of security deposits in compliance with company policies.

Key Responsibilities:

  • Move-Out Coordination:
  • Coordinate tenant vacating schedules and manage communications regarding handover.
  • Act as the main point of contact for tenants during the final stages of the tenancy.
  • Inspection & Maintenance:
  • Coordinate with Area Inspectors to conduct final property inspections.
  • Settlement Processing:
  • Calculate final deductions based on damages, pending maintenance charges, and other lease-related obligations.
  • Ensure all DEWA bills are cleared and obtain the final clearance certificate from the tenant.
  • Verify outstanding dues (if any) and communicate the breakdown to tenants.
  • Security Deposit Refund:
  • Prepare the security deposit settlement documents.
  • Coordinate with the finance team for refund processing or deductions as per inspection findings and lease terms.
  • Ensure timely processing of refunds to maintain tenant satisfaction.
  • Documentation & Reporting:
  • Maintain accurate records of inspections, maintenance charges, tenant communications, and settlement documents.
  • Update property management systems with status of vacated units and completed settlements.
  • Customer Service:
  • Provide clear communication and assistance to tenants throughout the move-out and settlement process.
  • Handle tenant complaints or disputes related to deductions or delays professionally.

Requirements:

  • Bachelor’s degree in Business Administration or related field.
  • 1 year of experience in real estate, property management, or tenant relations.
  • Familiar with DEWA procedures, tenancy laws, and property maintenance norms.
  • Strong coordination and follow-up skills.
  • Excellent verbal and written communication in English.
  • Proficient in MS Office.
  • Strong organizational and multitasking abilities.

Preferred Skills:

  • Problem-solving mindset with a focus on customer satisfaction.
  • Ability to work under pressure and manage multiple properties at once.

Job Type: Full-time

Pay: AED2,500.00 - AED3,500.00 per month
