Duties &amp; Responsibilities of A/C Technician 1. Operation &amp; Maintenance of HVAC Systems<ul><li>Carry out preventive, corrective, and breakdown maintenance of all types of air conditioning systems &mdash; Split, Ducted Split, Package Units, FAHU, AHU, VRF, and Window units.</li><li>Inspect, clean, and service coils, filters, drain lines, fan motors, and condensers.</li><li>Ensure proper functioning of thermostats, relays, sensors, and control systems.</li></ul>2. Troubleshooting &amp; Repair<ul><li>Diagnose faults in compressors, electrical circuits, control systems, and refrigerant lines.</li><li>Repair or replace defective components such as contactors, capacitors, compressors, and fan motors.</li><li>Perform leak testing, refrigerant recovery, and gas charging as per safety standards.</li></ul>3. Preventive Maintenance<ul><li>Execute scheduled preventive maintenance as per checklist and company standards.</li><li>Record system parameters (ampere, voltage, suction/discharge pressure, temperature).</li><li>Report abnormalities or potential failures to the FM Supervisor or Engineer.</li></ul>4. Installation &amp; Commissioning<ul><li>Install, align, and commission new air conditioning systems including piping, ducting, and wiring connections.</li><li>Pressure test and vacuum the system before charging with refrigerant.</li><li>Ensure all installations comply with safety and manufacturer standards.</li></ul>5. Control &amp; Electrical System Works<ul><li>Check and calibrate thermostats, pressure switches, and control relays.</li><li>Carry out wiring, termination, and electrical fault finding related to HVAC systems.</li><li>Coordinate with the electrical team for power supply and panel board issues.</li></ul>6. Chiller &amp; Pump System Support (if applicable)<ul><li>Assist in maintenance of chilled water systems, pumps, and control valves.</li><li>Monitor chilled water pressure, temperature, and flow readings.</li></ul>7. Safety &amp; Compliance<ul><li>Follow all company HSE policies and safe work practices during maintenance and gas handling.</li><li>Use appropriate PPE and follow lockout-tagout (LOTO) procedures when required.</li><li>Ensure compliance with local authority and manufacturer standards.</li></ul>8. Documentation &amp; Reporting<ul><li>Maintain accurate service records, maintenance checklists, and job completion reports.</li><li>Inform supervisor of material requirements, system condition, and client feedback.</li></ul>9. Coordination &amp; Team Support<ul><li>Coordinate with other FM teams (Electrical, Plumbing, Civil) for integrated maintenance activities.</li><li>Support Facility Engineers and Supervisors in inspections and client meetings when required.</li></ul>10. Emergency &amp; On-Call Support<ul><li>Attend emergency breakdown calls promptly and ensure minimum downtime.</li><li>Provide after-hours support as per duty roster or management instructions.</li></ul>Job Type: Full-time
