Responsibilities:

As an Analyst with Hines, you will assist senior management with all aspects of the real estate development lifecycle, including market research, financial underwriting, investment memo, debt / equity book creation, design and feasibility analysis of potential acquisition opportunities, project management work on active developments. Responsibilities include, but are not limited to:</div><div></div><ul><li><div><br>
Perform financial analysis of acquisitions and development opportunities via financial modeling, analysis of cash flows, and application of valuation methods using a combination of Argus and Excel software.</div></li><li><div>
Assist with due diligence process associated with acquisitions by performing document control, reading lease abstracts, verifying projections, or other duties as assigned.</div></li><li><div>
Reviewing leases &amp; property financial statements or determining feasibility of proposed capital projects.</div></li><li><div>
Perform market research and analyze business proposals to support leasing strategies and decisions as well as the underwriting of acquisition and development opportunities.</div></li><li><div>
Source, maintain, and update sales and lease comparable databases.</div></li><li><div>
Prepare presentation materials and proposals with responsibility for written and graphic requirements.</div></li><li><div>
Participate in the management of development projects including feasibility analysis, entitlement processes, financing, design, contracting, and construction management.</div></li></ul>

Two or more years related experience in real estate or in a financial analysis role.</li><li>
Demonstrate proficiency in Microsoft Office software with intermediate to advanced Excel and PowerPoint skills.</li><li>
Aptitude to become proficient in Argus real estate modeling software essential. Prior experience with Argus is a positive.</li><li>

Overview:</b></h2><div><div>
Paramount&rsquo;s Global Security Operations Center was established in 2015 and is located on the Paramount Studio lot in Hollywood, California. The GSOC is a state-of-the-art facility that coordinates response to a variety of security and emergency situations that affect employees, productions, and guests worldwide. The decision to establish the GSOC was based on the need to enhance and coordinate security and emergency measures due to the changing global climate and the need to better ensure the safety and well-being of Paramount stakeholders. The GSOC is manned by two Global Security Operations Center Operators and supported by one GSOC Analyst 24/7/365.</div></div><div><div>
This position is responsible for assisting the GSOC Senior Analyst with the administration of 10 (plus) security systems in the Global Security Operations Center (GSOC); collecting, analyzing and preparing intelligence briefings; monitoring Paramount operations for threats and operational risks that could impact operations and responding to those threats using various security systems and work flows; and acting as the subject matter expert to GSOC staff (security Dispatchers) during emergency situations.</div><div>

Responsibilities include, but are not limited to:</b></h2><ul><li><div>
Assists in the development of incident response workflows and business rules contained in Paramount&rsquo;s Physical Security Information Management (PSIM) solution.</div></li><li><div>
Acts as the subject matter expert in the GSOC during emergency situations to ensure the GSOC supports the incident in an effective and efficient manner.</div></li><li><div>
Assists with maintaining operational risk monitoring tools to track threats and operational risks to Paramount operations, in support of Business Resiliency efforts.
</div></li><li><div>Responds to various global incident alerts/threats, quickly assesses conditions and situations based on system information; makes notification decisions based on Paramount incident response workflows, activates and coordinates emergency response procedures, and maintains situational information and status of incident response actions.</div></li><li><div>
Supports GSOC operators (dispatchers) in performing their routine dispatching functions, as needed.</div></li><li><div>
Collects analysis and prepares various intelligence briefings, including but not limited to daily briefs, travel briefs, white papers on emerging threats, etc.</div></li></ul><p></p><h2 class="jobSectionHeader"><b><br>
