Overview
Vice President - Asset Management role at ALDAR.
Responsibilities
- Manage the implementation of the Retail Management Strategy across assigned retail assets
- Prepare detailed P&L statements for each assigned asset and consolidate financials for combined assets for the review of asset manager
- Project manage the delivery of development pipeline or transformation assets as required/assigned
- Perform in-depth financial analysis (IRR, ROI, ROE) on assets for asset acquisition, disposal or transformation; analyze market trends to identify opportunities for maximizing profits and asset investment
- Assist in supporting the company's growth initiatives by actively searching for investment and development opportunities
- Review asset operations regularly, recommend adjustments when necessary, and ensure alignment with performance targets
- Coordinate with PM Head to identify synergies and recommend strategies across various assets
- Recommend asset-specific tactics and initiatives to optimize performance
- Monitor and track monthly operational and financial targets in coordination with Retail GMs for assigned assets, identifying areas needing attention and recommending corrective actions
- Provide inputs to SVP - AM to develop cross-retail strategies, determine rent pricing, establish leasing/tenant mix, and set KPIs for asset performance and customer satisfaction
- Development Mgmt (D'Hold Input/Advisory): Build the pipeline of retail assets based on the business plan. Coordinate with AI-DM for the timely delivery
- Acquisition & Integration: Conduct market study for potential acquisitions and coordinate with investment management team for process completion; manage post-acquisition integration activities
- Strategic Disposal (Advisory): Perform in-depth financial analysis (IRR, ROI, ROE) on assigned underperforming assets and recommend for asset disposals
- Transformation: Build the business case for the transformation of existing assets and oversee the design & delivery of the projects on time within the budget
Qualifications and Experience
Related Years Of Experience
Min of 10+ years of related experience in managing retail asset properties with annual revenue in excess of AED 1Bn million
YOE IN MANAGERIAL POSITION
Min of 2+ years of experience in a similar managerial position
Field Of Experience
- Experience in retail management i.e., malls and community retail
- Strong exposure to GCC real estate market
- Experience in Property Management and respective remedial auctions
