Job Summary
Responsible for inspecting, maintenance, repairing and preventive maintenance on sites Power Quality, Ground Support Equipment, Fire and Safety Hazards, Lighting Standards, Comprehensive Electrical System Surveys, Electrical System Inspections.
Roles and Responsibilities
<ul><li>Maintains, inspects, and repairs the site&rsquo;s electrical system automatic transfer switches for all sites, and monitors electrical connections on site generators.</li><li>
Maintains and repairs low voltage (600 volts and below) real property electrical systems to the code that it was installed.</li><li>
Maintains and repairs the electrical systems (600 volts and below) on feeder circuits from the main lugs (secondary bushings) on the load side of pad mounted transformers for underground systems, and the standard utility connection point of an overhead riser or meter loop, transformers, streetlights, grounding equipment, electrical manholes, and other systems on-site.</li><li>
Install, repair, replace, modify, test, and maintain fire alarm systems, the disaster warning system, and intrusion alarm systems to maintain proper operational capability IAW UFC 3-601-02, NFPA, and the original equipment manufacturer's instructions.</li><li>
Performs installation, operation, maintenance, repairs, and disposal of heating, ventilation, air conditioning and refrigeration (HVAC/R) systems.</li><li>
Must have mandatory knowledge on the principles of HVAC/R systems, controls, and components.</li><li>
Must be highly proficient in the troubleshooting, repair, preventive maintenance and rewiring of the site&rsquo;s fleet of heating, ventilation, and air conditioning (HVAC) equipment, in particular the 5-Ton Environmental Control Unit (ECU) built by Alaska Structures Incorporated.</li><li>

Job Description<div><div>
ESSENTIAL JOB DUTIES:</div><div><ul><li>
Prepares make ready apartments, which may include painting, carpet repairs, cleaning, general repairs, housekeeping duties, and any necessary duties to provide our residents with that quality move in experience.</li></ul></div><div><ul><li>
Responds to resident requests in a timely manner and with a professional attitude.</li></ul></div><div><ul><li>
Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, general carpentry skills, painting, and snow removal (if applicable).</li></ul></div><div><ul><li>
Maintains grounds, pools/ hot tubs, common areas, and dog park amenities to keep clean, operational, and safe for our residents.</li></ul></div><div><ul><li>
On call scheduling may be required to respond to after hour emergencies.</li></ul></div><div><ul><li>
Reports any maintenance concerns on vacant units, models, and common areas, to the Maintenance Supervisor.</li></ul></div><div><ul><li>
Performs maintenance as scheduled by the Maintenance supervisor.</li></ul></div><div><ul><li>
Knowledgeable of state, local, and federal fair housing laws.</li></ul></div><div><ul><li>
Attends and participates in training programs as required by Cushman and Wakefield</li></ul></div><div><ul><li>
Performs all duties as assigned, in a timely manner.</li></ul></div><div><ul><li>
Delivers superior customer service and represents the company in a professional manner at all times.</li></ul></div><div><ul><li>
Dresses per Cushman and Wakefield uniform and professional appearance standards.</li></ul></div><div><ul><li>
Maintains all safety procedures and safeguards all company tools and equipment.</li></ul></div><div><ul><li>

COMPETENCIES:</div><div><ul><li>
Valid Driver's license, EPA 608 - Minimum Type II and CPO or local city required certificate.</li></ul></div><div><ul><li>
Ability to read/ understand documents such as policy manuals, safety rules, operating and maintenance instructions.</li></ul></div><div><ul><li>
Ability to compute rate, ratio, and percent and to prepare and interpret bar graphs.</li></ul></div><div><ul><li>
Ability to deal with problems involving several known variables in situations of a routine nature.</li></ul></div><div><ul><li>
Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions.</li></ul></div><div><ul><li>
Ability to add, subtract, multiply, divide in all units of measure, using whole numbers, common fractions, decimals.</li></ul></div><div><ul><li>

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.</div><div>
PHYSICAL DEMANDS</div><div>
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions.
