1. Job PurposeThe BIM Modeler (Architectural) is responsible for creating, developing, and maintaining accurate 3D architectural models and 2D drawings using BIM standards. The role includes preparing LOD 500 as-built models and ensuring all COBie data is correctly populated for project handover.2. Key Duties &amp; ResponsibilitiesA. BIM Modeling (Architectural)<ul><li>Develop detailed and accurate 3D BIM models using Autodesk Revit.</li><li>Produce models according to required LOD (100&ndash;500).</li><li>Create architectural elements: walls, doors, windows, ceilings, finishes, partitions, etc.</li><li>Prepare 2D sheets (plans, elevations, sections, details) generated from BIM.</li></ul>B. Coordination<ul><li>Coordinate architectural models with MEP, Structural, Interior, and Fit-out trades.</li><li>Participate in coordination meetings and update the model based on consultant/client comments.</li><li>Perform clash detection using Navisworks and issue clash reports.</li></ul>C. Documentation &amp; Deliverables<ul><li>Prepare detailed shop drawings, schedules, and quantity take-offs.</li><li>Ensure that all drawings meet project and client standards.</li><li>Update models based on site changes and red-mark drawings.</li></ul>D. As-Built Modeling (LOD 500)<ul><li>Prepare LOD 500 as-built models based on actual site measurements.</li><li>Ensure all final components match installed conditions.</li><li>Verify material specifications, dimensions, and locations with site teams.</li><li>Deliver the final as-built BIM model for facility management (FM) use.</li></ul>E. COBie Deliverables<ul><li>Populate COBie sheets (Excel/IFC) for all architectural assets.</li><li>Assign metadata to BIM elements:</li><li>Component name</li><li>Location</li><li>Manufacturer</li><li>Serial number</li><li>Warranty</li><li>Installation date</li><li>Ensure compliance with COBie standard tables: Facility, Floor, Space, Zone, Type, Component, System, Attributes.</li></ul>F. BIM Standards &amp; Quality<ul><li>Ensure all models follow the BIM Execution Plan (BEP) and project standards.</li><li>Maintain model organization: worksets, families, shared parameters, naming conventions.</li><li>Manage file versions, linking, and cloud collaboration (BIM 360/ACC).</li></ul>G. Reporting &amp; Communication<ul><li>Provide model progress updates to the BIM Coordinator/Manager.</li><li>Communicate clearly with architects, engineers, and site teams.</li><li>Support BIM audits and contribute to continuous improvement.</li></ul>3. Required Technical Knowledge &amp; SkillsA. Software Skills<ul><li>Autodesk Revit (Advanced)</li><li>Navisworks Manage</li><li>AutoCAD</li><li>BIM 360 / ACC</li><li>Excel (for COBie data)</li><li>Knowledge of IFC formats and exports</li></ul>B. BIM Knowledge<ul><li>BIM Execution Plan (BEP)</li><li>ISO 19650 standards</li><li>LOD definitions and modeling standards</li><li>COBie data structures and requirements</li><li>Model coordination workflow</li></ul>C.
