Responsibilities:
<ul><li>Plan, schedule, and supervise the maintenance staff in the performance of their daily activities including: maintenance, installation and repairs, service requests, turns, cleaning of grounds and common areas.
</li><li>Hire, train, and develop maintenance staff and ensure company policies, procedures and safety practices are applied.</li><li>
Conduct regular safety inspections of the property, correct any unsafe practice or situation and train all maintenance staff in the correct handling of chemicals, supplies and equipment.</li><li>
Participates in various department or regional meetings and community events, leads safety and department meetings with staff members.</li><li>
Coordinate with vendors and contractors installation, maintenance and repair work.</li><li>
Maintain budget for department; ensure all projects and scheduling falls within budgetary guidelines.
</li><li>Prepare specifications for major planned projects, negotiate and/or solicit bids with contractors and vendors. Inspect the work of vendors for quality and conformance to specifications and cost requirements.</li><li>
Purchase / order maintenance supplies, materials and appliances in an efficient and cost effective manner. Ensure inventory is appropriately stocked and maintained.</li><li>
Ensure Service Requests are appropriately assigned and completed by team within required time frame.
</li><li>Esure Make-readies and other maintenance projects are completed accurately and timely according to WBPC&rsquo;s quality standards.</li><li>
Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.</li><li>
Ability to troubleshoot and train maintenance staff on various items related to specific trades (e.g., thermocouples, motors, boiler controls, fire alarms, plumbing valves, fixtures, water lines, alarms, locks, new and renovated construction) for the purpose of assessing item functioning and recommending repair or replacement.</li><li>
Conduct regular safety inspections of the property, correct any unsafe practices or situations and ensure all maintenance staff is trained on safety practices including correct handling of chemicals, supplies and equipment.</li><li>

<b>JOB SUMMARY:</b> In the Assistant Maintenance Supervisor role, you will be responsible for performing, supervising, and coordinating service functions to ensure the efficient upkeep of the buildings and property.
<br><br>
<b>ESSENTIAL DUTIES AND RESPONSIBILITIES:</b> include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.
<br><br>

<li>Perform general maintenance such as plumbing, electrical, HVAC repairs, carpentry, appliance repairs, glass replacement, etc.</li>
<li>Assist the supervisor in ensuring work orders are being completed in a timely and thorough manner.</li>
<li>Respond to resident service requests; enter and track requests using a work order system</li>
<li>Assist in providing training, guidance, and supervision to the maintenance team.</li>
<li>Assist in scheduling and supervising in-house and vendor/contractor work.</li>
<li>Schedule and perform preventive maintenance.</li>
</ul>
<b>QUALIFICATIONS:</b> To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. <li>Minimum of two years’ experience in multifamily property maintenance.</li>
<li>Expertise in general maintenance including plumbing, electrical, carpentry, drywall, painting, or appliance repair.</li>
<li>HVAC certification preferred; EPA Type I & II or Universal certification required for refrigerant handling.</li>
<li>Excellent organizational and communication skills with the ability to manage multiple tasks and deadlines.</li>
<li>Must be customer-service oriented with the ability to interact professionally with residents and vendors.</li>
<li>Comfortable working with Microsoft Office Suite software.</li>
<li>Must be available for emergency on-call, including evenings and weekends upon the needs of the property.</li>
<li>Valid driver’s license required (for golf cart operation if applicable).</li>
<li>Any other certifications as required by local and state laws.</li>
</ul>
<b>PHYSICAL DEMANDS:</b><br>
<ul>
<li>Ability to stand, walk, bend, stoop, climb, carry objects, and use ladders.</li>
<li>Capable lifting up to 25 pounds independently and 50 pounds with assistance.</li>
<li>Must be able to work outdoors in varying weather conditions (heat, cold, rain, snow, etc.).</li>

Reporting to the Maintenance Supervisor, you will assist in the supervision of staff and operations at this exciting community.<br>
