Maintenance &amp; Reliability:<ul><li>Develop, implement, and manage a comprehensive Preventive Maintenance (PM) program for all equipment to minimize downtime and extend asset life.</li><li>Perform and assign corrective and emergency repairs in a timely and efficient manner.</li><li>Conduct regular facility rounds and inspections to identify issues before they become problems.</li><li>Maintain accurate and up-to-date maintenance logs, work orders, and equipment history records in a Computerized Maintenance Management System (CMMS).</li></ul>3. Team Leadership &amp; Vendor Management:<ul><li>Lead, mentor, and schedule a team of stationary engineers and maintenance technicians.</li><li>Coordinate, supervise, and inspect the work of third-party contractors and service providers (e.g., elevator, fire alarm, HVAC specialists).</li><li>Manage vendor relationships, ensuring quality of work, compliance with contracts, and cost-effectiveness.</li><li>Assist in the training and development of junior engineering staff.</li></ul>4. Life Safety &amp; Compliance:<ul><li>Serve as a primary technical resource for all life safety systems and emergency procedures.</li><li>Ensure 100% compliance with all local, state, and federal regulations (OSHA, EPA, BOMA, etc.).</li><li>Act as a key responder for after-hours building emergencies and participate in the on-call rotation.</li><li>Prepare for and manage all building inspections by authorities having jurisdiction (AHJs).</li></ul>5. Sustainability &amp; Energy Management:<ul><li>Identify and implement opportunities for energy conservation and operational efficiency to reduce the building's environmental footprint and operating costs.</li><li>Monitor utility consumption and analyze data to track performance and identify anomalies.</li></ul>6. Budgeting &amp; Project Management:<ul><li>Assist the Property Manager in developing the annual operating and capital budgets for engineering-related expenses.</li><li>Manage small-to-medium capital projects, including scope development, contractor selection, and on-site supervision to ensure projects are completed on time and within budget.</li></ul>Qualifications &amp; ExperienceRequired:<ul><li>Associate&rsquo;s or Bachelor&rsquo;s degree in Engineering, Facilities Management, or a related field.</li><li>Minimum of 7-10 years of hands-on experience in the maintenance and operation of complex building systems, with at least 3-5 years in a supervisory or lead role within a high-rise environment.</li><li>Proven expertise in HVAC, electrical, plumbing, and life safety systems.</li><li>Strong working knowledge of Building Automation Systems (BAS) and CMMS software.</li><li>Proficiency in reading and interpreting blueprints, schematics, and operational manuals.</li><li>Valid Driver's License.</li></ul>Skills &amp; Competencies<ul><li>Leadership &amp; Teamwork: Ability to lead, motivate, and develop a technical team.</li><li>Problem-Solving: Excellent analytical and troubleshooting skills with a proactive approach.</li><li>Communication: Strong verbal and written communication skills to interact effectively with tenants, management, vendors, and team members.</li><li>Project Management: Ability to manage multiple priorities and projects simultaneously.</li><li>Computer Literacy: Proficiency in Microsoft Office Suite (Word, Excel, Outlook).</li><li>Stress Management: Ability to perform effectively under pressure, especially during emergency situations.</li></ul>Job Types: Full-time, PermanentPay: QAR1.00 per month
