JOB DESCRIPTION SUMMARY
This position is responsible for coordinating the community&rsquo;s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.

Essential Responsibilities: 
<ul><li>Performs all sales and leasing activities to achieve the community&rsquo;s revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
</li><li>Inspects apartments prior to resident move-in and ensures apartments are in move-in ready condition and schedules any outstanding item to be addressed with the maintenance team.</li><li>Stays informed about current market and competitor conditions that may impact the community&rsquo;s occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the community&rsquo;s established policies related to concessions, specials, and other programs to boost occupancy.</li><li>Designs and executes marketing activities to create and drive traffic to the community, including implementing resident referral and employer outreach programs, using internet marketing tools (Craigslist, Facebook, e-mail, and other websites), and following other community-specific marketing plans, drives, and special programs.</li><li>Uses the on-site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic and other information about existing and future residents.</li><li>Ensures that the community and show units meet the Company&rsquo;s standards for show quality by daily inspecting the marketing corridor and leasing tour, communicating maintenance and upkeep needs to the community&rsquo;s maintenance team members, merchandising and ensuring a physically appealing show unit and/or model and amenities, and preparing the leasing office for daily leasing activities.</li><li>Follows-up with prospects and new residents to ensure satisfaction by sending e-mail, thank-you notes, and cards or making telephone calls or other contacts to finalize decisions to lease and/or renew.</li><li>Executes and performs activities in support of the community&rsquo;s lease renewal program by preparing lease renewal letters and packages for residents, meeting with and contacting renewing residents in advance of move-out dates, and ensuring that lease renewal documents are signed and implemented on time.
</li><li>Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or document and convey resident or other requests to the appropriate individual(s).</li></ul></div><div>

Physical Demands:</h1><ul><li>
Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.</li><li>
Incumbents must be able to work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).</li><li>
Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to twenty-five (25) pounds independently and fifty (50) pounds with assistance.</li><li>
Rare or regular travel may be required to assist other properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.</li><li>
Incumbents must be able to work a flexible work schedule, which includes taking &ldquo;call&rdquo; during evenings, weekends and holidays.</li></ul>

The hourly range for this position is $15.00 - $18.00.
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.<ul><li>
Corporate Positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance.</li><li>
Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.</li></ul>

Internal Job Title: Senior Programmer Analyst III – (Reinsurance / AI / Python Focus)

 Report to: Senior Staff Analyst, with close partnership to team AI. consultant
 
We are seeking an advanced technical professional who will support reinsurance and pension risk transfer (PRT) business by building and modernizing internal systems used for reinsurance data processing, reporting, and deal onboarding. You will partner closely with business stakeholders to translate requirements into reliable, maintainable applications—primarily leveraging Python, modern data platforms, and emerging AI capabilities. This role is ideal for someone who can help advance actuarial initiatives, AI-focused work, and key PRT business solutions in a growing and evolving environment.
 
What You’ll Do
 <ul>
<li>Develop and maintain Python-based solutions for reinsurance data processing, automation, reporting, and deal onboarding support</li>
<li>Build and support integrations across systems and data platforms to improve reinsurance data quality and availability</li>
<li>Contribute to AI and large language model (LLM) initiatives by helping apply modern technologies to practical business solutions</li>
<li>Partner with business representatives to understand requirements and translate them into system requirements and technical specifications</li>
<li>Support actuarial and pension risk transfer (PRT) initiatives through new development and enhancement work across business-critical systems</li>
<li>Write readable, reliable, and maintainable code; follow software fundamentals and best practices</li>
<li>Test code changes (unit/system), review results with business partners, and ensure changes do not negatively impact other functionality</li>
<li>Provide strong customer service to internal and external partners</li>
<li>Respond promptly to production issues and support the systems you help manage. Most support needs are expected during core daytime hours, though occasional after-hours support may be needed as the environment evolves</li>

What We Are Looking For
 <ul>
<li>Bachelor’s degree preferred</li>
<li>Professional application development work experience, demonstrated (not entry-level)</li>
<li>Hands-on development experience in Python and/or Java</li>
<li>Demonstrated ability to apply AI in practical business solutions; experience with agentic AI or AI-enabled automation is highly valued</li>
<li>Experience translating business requirements into technical specifications</li>
<li>Strong analytical, problem-solving, and communication skills</li>
<li>Ability to work independently while collaborating effectively within a team environment.</li>
</ul>
Preferred Qualifications
 <ul>
<li>Insurance, reinsurance, or financial services experience (life and annuities preferred)</li>
<li>Working knowledge of reinsurance business processes and data</li>
<li>Experience with Databricks</li>
<li>Experience with Microsoft SQL Server, SSIS, and/or Azure Cosmos DB</li>
<li>Familiarity with data pipelines, analytics platforms, or cloud-based data environments.</li>
<li>Python development with common libraries such as Pandas and NumPy (and similar)</li>
<li>Familiarity with job scheduling/orchestration tools (e.g., ZEKE/ZENA)</li>
<li>Familiarity with large language models, AI coding assistants, and reviewing or understanding AI-generated code</li>
<li>Azure cloud experience (e.g., Azure Functions) and/or containerization (Docker)</li>
<li>Exposure to AKS (including cron jobs) and Azure DevOps repositories/pipelines/releases</li>
<li>Exposure to Rust is a plus, but not required</li>
