JOB SUMMARY:<br>
The Floating Lead Maintenance Technician travels to communities in TAM Residential's nationwide portfolio to ensure the safety, functionality and overall appearance of the communities. They are responsible for overseeing maintenance operations, performing repairs, preventative maintenance, and emergency response. The Floating Lead Maintenance Technician ensures that all apartments, amenities, and common areas are well-maintained, compliant with safety standards, and welcoming for residents. <div><b>General Maintenance</b></div>
<ul><li>Plumbing repairs including fixture replacement, drain cleaning and pipe repair</li>
<li>Electrical work including outlet/switch replacement and lighting maintenance</li>
<li>Painting, drywall repair and general carpentry</li>
<li>Appliance maintenance and repair (washers, dryers, refrigerators, etc.)</li>

<ul><li>Oversee and complete resident service requests within 24 hours when possible.</li>
<li>Remain on-call 24/7 in accordance with schedule, handling resident and property emergencies (e.g., fire, flood).</li>
<li>Perform routine inspections of property systems and areas (A/C units, roofs, stairs, parking, laundry facilities, lighting, walkways, trash enclosures).</li>
<li>Maintain storage and maintenance shops with monthly inventory and organization.</li>

<li>Ensure proper upkeep of pools, playgrounds, and recreational areas.</li>
<li>Inspect and prepare vacant apartments for move-in readiness (minimum of 5 per week).</li>

The Supportive Services Case Manager is responsible for assisting formerly homeless individuals to stabilize in permanent supportive housing, short-term service planning, maintaining relationships with community agencies and service providers, brief intervention and crisis response, providing informal counseling to tenants as needed, information and referral assistance, and coordination of community-building activities.</p><p><b><br>
