RESPONSIBILITIES
Assistant Director of Engineer (Head of Engineer) forms part of the Residential leadership team who collectively make key strategic and operational decisions for Building, overseeing all engineering operations for interior/exterior facilities including plumbing, refrigeration, heating/cooling, painting, carpentry, structural, recycling, electrical, ground care and parking areas. Assistant Director of Engineer (Head of Engineer) is also responsible for Life/Fire safety systems, energy/green initiative systems and management of other engineering work necessary to maintain the property in an efficient condition to ensure the safety and comfort of residents and employees.
TASKS
<ul><li>Independently oversee, manage, and execute all aspects of building maintenance to the highest luxury hospitality standards, including electrical systems, plumbing, generators, steam and gas systems, fire and life safety systems, rainwater harvesting equipment, HVAC and refrigeration systems, as well as interior painting and decorative finishes.
</li><li>Proactively respond to resident inquiries and maintenance requests with discretion, efficiency, and professionalism, ensuring seamless resolution and an exceptional residential experience, while maintaining full compliance with all Four Seasons policies, procedures, and brand standards.
</li><li>Oversee and manage engineering projects, while also ensuring the completion of all duties related to the residences, including maintenance, repairs, and coordination of resident requests.
</li><li>Works in conjunction with the Director of Residences in maintaining the homeowner&rsquo;s assets through weekly, monthly walk-throughs to support the preventative maintenance program for common area spaces and abide by preventive maintenance policies and procedures and actively manage preventative maintenance schedule to ensure timely and consistent execution of program.
</li><li>Assist in the hiring, training, supervision, scheduling, counseling, and evaluation of performance and planning the activities of maintenance staff including making spot checks daily.
</li><li>Ensure timely and proper execution of service requests via Service Request Management system, providing follow up as necessary.
</li><li>Prepare requisitions for purchase and work orders and liaise effectively with the Director of Residences and Director of Security.
</li><li>Communicate with the board, homeowners and tenants on maintenance affecting the building, common areas and in unit a la carte services.
</li><li>Lead and coordinate services with third party vendors eg. Window Washing, BMU Maintenance, Landscaping, Elevator, etc.
</li><li>Act upon and support energy conservation programs allowing the Residential and Master Associations to meet their annual budget targets.
</li><li>Maintain/keep current asset register for all equipment.
</li><li>Maintain logs on movement of stock items and tools and monitor distribution of items.
</li><li>Ensure that meter readings are recorded and reviewed daily to evaluate utility consumption and irregularities.
</li><li>Actively co-lead and support the Four Seasons for Good Committee.
</li><li>Develop and maintain close working relations with outside contractors; engaging as needed for common space maintenance and for resident requests.
</li><li>Maintain detailed operational familiarity with and consistent first-class operation of all fire/life-safety equipment.
</li><li>Assist with ensuring that all emergency procedures are understood and practiced by all team members.

 B.Sc or M.Sc degree in Mechanical Engineering

 JOB DESCRIPTION
 
 
 
 
 
 <ul>
 <li>
 Carry out mechanical design works for HVAC systems in power plants and O&amp;G projects.
 </li>
 <li>
 Prepare design basis for HVAC system in addition to material requisitions, technical specifications, and datasheets for HVAC equipment.
 </li>
 <li>
 Review and approve suppliers&rsquo; technical proposals. Prepare technical bid evaluation document based on these proposals and project requirements.
 </li>
 <li>
 Review and approve manufacturers&rsquo; technical documentation (drawings, calculations, datasheets, etc.)
 </li>
 <li>
 Prepare HVAC MTO&rsquo;s including HVAC equipment and all accessories (e.g. ducts, dampers, etc.).
 </li>
 <li>
 Prepare detail design drawings such as: Buildings&rsquo; HVAC detail drawings (to be used by construction group at site), HVAC calculations of each premises.
 </li>
 <li>
 Carry out all HVAC calculations via software such as Carrier HAP, excel and also double check software results with hand calculations.
 </li>
 <li>
 Exchange the information with the other engineering disciplines and coordinate the inter-disciplinary documents reviews and other related engineering works jointly developed.
 </li>
 <li>
 Be the technical interface with Site Team and Vendor.
 </li>
 <li>
 Attend Factory Acceptance Tests and Site Acceptance Tests.
