POSITION SUMMARY:
The Assistant Property Manager is responsible for assisting the Property Manager with managing a property (or group of properties) and fulfilling the manager&rsquo;s obligations under the property&rsquo;s management agreement. Essential Duties and Responsibilities:

Qualifications:

ASSISTANT COMMUNITY MANAGER
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As the Assistant Community Manager, you will play a vital role in the delinquency and collection of rent to optimize the property's cash flow and financial position. As an Assistant Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration &amp; risk management in the absence of the Community Manager. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with the company's policies and procedures, safety and fair housing guidelines, and liability concerns.
As a leading affordable housing management company, we prefer the following experience in addition to the Essential Duties and Responsibilities outlined below for our affordable assets :<ul><li>
Minimum of 1 year experience with affordable housing programs, including but not limited to : LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA - Rural Development (515), HCD, HOME Funds and Bonds)</li><li>
Affordable Housing Accreditation (HCCP, HCP-E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs are preferred but not required.</li></ul> 
Essential Duties &amp; Responsibilities
Financial Management<ul><li>
Responsible for posting all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.</li><li>
Responsible for processing and reconciling daily all account receivables.</li><li>
Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing evictions.</li><li>
Responsible for helping the property meet budgeted revenues, expenses, and Net Operating Income.</li><li>
Responsible for posting of all charges to resident and non-current resident accounts; to also include bill back of utilities where applicable.</li><li>
Responsible for all end-of-the-month closing procedures and reporting.</li><li>
Maintain accurate and organized records; audit resident files to ensure accurate records.</li><li>
Responsible for walking units and posting all move-out charges, statements, and security deposit refunds.</li></ul> 
Personnel Management<ul><li>
Regular/daily onsite attendance is required</li><li>
Use consistent techniques &amp; company directives to screen, hire, train, coach, and develop onsite staff.</li><li>
Ensure the effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.</li><li>
Promote harmony and quality job performance of staff through support and effective leadership.</li><li>
Ensure staff compliance and consistency with Company policies and procedures.</li><li>
Strategic Leasing Management</li><li>
Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date.</li><li>
Implement marketing strategies &amp; systems put in place by the annual marketing plan.</li><li>
Deal with resident complaints, concerns, and requests to ensure resident satisfaction.</li><li>
Develop and implement resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.)</li><li>
Effectively show, lease, and move in prospective residents.</li></ul> 
Administrative Management<ul><li>
Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.</li><li>
Maintain property appearance and ensure repairs are noted and completed on a timely basis (this requires regular property inspections and tours)</li><li>
Assist with supervision of all business functions related to operations.</li><li>
Plan for and utilize property resources, equipment, and supplies economically (i.e., obtaining bids/pricing from vendors, suppliers, contractors, dealing with inadequate service, etc.)</li></ul> 
Education/Experience<ul><li>
High School Diploma or Equivalent; Bachelor&rsquo;s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.</li><li>
Ability to understand and perform all onsite software functions; basic computer skills required.</li><li>
Must have basic knowledge of Fair Housing Laws and OSHA requirements.</li></ul> 
Physical Requirements<ul><li>
While performing the duties of this job, the employee is regularly required to remain in a stationary position, often standing or sitting for prolonged periods, communicate with others to exchange information, repeat motions that may include wrists, hands, and/or fingers, assessing the accuracy, assess the accuracy, neatness, and thoroughness of the work assigned.</li><li>
The employee is frequently required to move about to accomplish tasks or move from one worksite to another.</li><li>
The employee is occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like, move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs. in all directions, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, be able to work overtime, weekends, night hours (emergencies) work in small and/or enclosed spaces, traverse flat and non-flat terrain, work in extremely low or high temperatures, work in outdoor environments such as precipitation and wind, be exposed to hazardous chemicals.</li></ul> 
At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to: skill set, background and training, certifications, etc. When selecting the top candidate to hire for a position, the offer we extend is dependent on the facts associated with each specific individual&rsquo;s relevant experience for the role. Our employment offer is accompanied by additional compensation associated with our comprehensive total rewards package, which includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission and performance bonuses, when applicable. Full-time employees also receive paid sick days and company holidays. 
Salary Range: $18 per hour to $18.93 per hour
