Maintenance Technician Purpose:

The purpose of the Maintenance Technician II is to assist the Maintenance Supervisor in maintaining the physical integrity of the community, in a manner consistent with Thrive&rsquo;s Values. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors and staff. The Maintenance Technician II will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. In the absence of the Maintenance Supervisor, the Maintenance Technician II could assume all maintenance responsibilities.

Maintenance Technician Job Responsibilities:

<li>Schedules and performs routine preventative maintenance on all appropriate equipment and tools as directed by Maintenance Supervisor and Community Manager.</li>
<li>Diagnoses and performs minor or routine maintenance and repairs within homes and throughout the property.</li>

Maintenance Technician Qualifications:

<li>At least 2+ years of maintenance experience in property management strongly preferred, but not required</li>
<li>Proficient in unit turns and appliance repair is a plus</li>

MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. Under the supervision of a pharmacist assists with healthcare service offerings including administering vaccines, health screenings, and any health services allowed by law.</li><li>

Accountable for technician hiring, on-boarding, training, and scheduling. Monitors and holds pharmacy technicians accountable for timely training completion. Follows established policies and procedures set by the company for scheduling and training.</li><li>

The Maintenance Technician is responsible for performing general maintenance tasks including work orders, unit turns, maintaining the grounds, curb appeal, clubhouse, amenities, and other common areas at one or more properties to assist preserving the asset and to provide a quality living environment for the residents. WHAT YOU WILL DO:<ul><li>
Perform routine and preventive maintenance on building systems, including HVAC, plumbing, electrical, and appliances. Repair and maintain interior and exterior features of the property, including doors, windows, walls, flooring, and fixtures. Respond to maintenance requests from residents, ensuring timely and efficient resolution of issues.</li><li>
Prepare vacant units for new residents, including painting, cleaning, and repairing or replacing damaged or worn items. Ensure that all units meet the community&rsquo;s standards for cleanliness and functionality before new residents move in.</li><li>
Conduct regular inspections of the property, including common areas, equipment, and building systems, to identify maintenance needs. Implement and follow a preventive maintenance schedule to reduce the likelihood of equipment failure or costly repairs.</li><li>
Respond promptly to emergency maintenance requests, such as plumbing leaks, electrical outages, or HVAC failures. Be available for on-call duty as required, including evenings, weekends, and holidays.</li><li>
Ensure that all work is performed in accordance with safety regulations, building codes and report any safety hazards or compliance issues to the Maintenance Supervisor, Community Manager or General Operations Manager.</li><li>
Maintain an adequate supply of tools, equipment, materials necessary for daily operations and assist in keeping the maintenance shop organized and stocked.</li><li>
Complete work orders and other required documentation in a timely and accurate manner while maintaining SightPlan or tracker records of maintenance work, inspections, and repairs.</li><li>

Maintenance Supervisor Purpose:

 The Maintenance Supervisor is responsible for contributing to the purpose of Thrive while maintaining the physical integrity of the community at all times, in a manner consistent with Thrive&rsquo;s Values. This involves ensuring a safe and secure living environment for residents, visitors and staff. It is the Maintenance Supervisor's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential in order to maintain a safe environment, cultivate resident satisfaction, and protect the investment of the apartment property owner.

Maintenance Supervisor Job Responsibilities:

<li>Performs maintenance tasks such as unit turns and work orders.</li>
<li>Conducts monthly safety meetings, schedules and performs preventative maintenance, and manages OSHA/SDS safety and reporting requirements.</li>
<li>Maintains grounds and professional appearance of the property.</li>
<li>Manages vendors such as landscapers, pest control, and other physical asset vendors to ensure quality service.</li>
<li>Maintains adequate inventory of supplies.</li>
<li>Manages tasks within budget or seeks approval for necessary work that is over budget.</li>

Maintenance Supervisor Qualifications:

<li>At least 3 years experience in property maintenance or equivalent field required</li>
<li>Maintenance experience in multi-family property management strongly preferred</li>
<li>Certified Apartment Maintenance Technician (CAMT) and Certified Pool Operator desired</li>
<li>Must have basic computer skills with the ability to input data and notes in English intro tracking systems</li>

JOB DEFINITION:
The Unit Technician works as a member of the multidisciplinary team to provide direct support to residents to assist them in maintaining safe, healthy, and stable living conditions within their units. This position blends supportive services with light maintenance and unit remediation tasks, working collaboratively with other members of the housing team in promoting long-term housing stability.
MAJOR DUTIES AND RESPONSIBILITIES:<ul><li>
Participate in shift briefs and read logs before the start of each shift daily</li><li>
Interact professionally and respectfully with residents by maintaining confidentiality and uphold tenant rights at all times</li><li>
Engage and have frequent contact with tenants on the Unit Elevated Concern List (UECL)</li><li>
Document unit conditions before and after occupancy using housing service notes and/or UECL in Chasers</li><li>
Follow all HUD, local housing authority, and fair housing guidelines</li><li>
Conduct regular inspections of units identified to ensure compliance with safety codes and housing quality standards and report/correct any safety hazards or code violations.</li><li>
In collaboration with residents and their treatment team, complete the Housing Retention &amp; Stability Plan in the UECL and help clients achieve their short and long-term goals.</li><li>
Complete documentation on all client interactions according to agency standards and prepare and submit documentation of services.</li><li>
In partnership with other staff members, help facilitate or lead activities that contribute to long-term housing success and improve independent living skills.</li><li>

The Front Desk Coverage role is for individuals with excellent customer service orientation. FD coverage assists with respectfully meeting and greeting internal and external providers and building staff in the coordination of services to residents including but not limited to: managing common spaces in the building, maintain safety and security by monitoring all general access areas and enforcing project rules, and supports the unit technician.
