What You Will Do:</h2><ul><li>
Schedules, monitors, and/or performs preventative maintenance and apartment turns.</li><li>
Diagnoses problems and repairs in the areas of HVAC, electrical, plumbing, carpentry, drywalling, exterior structural, appliances, and wallpaper.</li><li>
Ensures that work order requests are responded to promptly and professionally. Be familiar with property management systems and utilize the mobile technology to help ensure productivity and efficiencies.</li><li>
Ensures residential and hotel unit turnover process is handled in a timely and efficient manner, as well as determines if work has been completed properly. consults on this process with Assistant Residential Maintenance Supervisor or Senior Residential Maintenance Manager as necessary.</li><li>
Provides excellent customer service to prospective and current residents and promotes a quality living experience for all residents and guests.</li><li>
Provides on-call service when scheduled and performs emergency maintenance work when required. Consults with supervisors as needed to make good customer service-based decisions.</li><li>
Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance team to items that need to be repaired.</li><li>
Assists supervisor with communicating with vendors and contractors as needed.</li><li>
Assists with providing supervisors with updates on product inventory to help ensure supplies are adequate while also remaining budget conscious.</li><li>
Communicates with supervisor regarding the overall maintenance functions of the property.</li><li>
Updates and completes the status of unit turns and work orders using company&rsquo;s property management software, including uploading photos to document apartment and property condition.</li><li>
Participates in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.</li><li>
Complies with all Company National Standards, applicable health, and safety rules and regulations, as well as applicable local, state, and federal laws.</li><li>
Conducts move-in and move-out unit inspections.</li><li>
Provides a high level of customer service. This includes communication to residents and guests verbally, email and via our property management systems.</li><li>
Performs other duties as required.</li></ul>
What You Will Bring:<ul><li>
High school diploma/GED, with additional training or certifications in residential maintenance or property management preferred.</li><li>
4+ years of experience in residential maintenance or customer service, with a strong background in building systems (HVAC, plumbing, electrical, carpentry).</li><li>
Excellent communication skills, with the ability to coordinate between multiple teams and stakeholders effectively.</li><li>
Proven experience with property management systems and maintenance tracking software.</li><li>
Must be highly motivated, organized, and able to work independently in a dynamic, fast-paced environment.</li><li>

JOB RESPONSIBILITIES

The Facilities Technician I assists in the day-to-day operations and assume responsibility for maintaining the conditions of Evergreen Goodwill stores, properties and equipment.
 Essential Functions and Responsibilities include the following. Other duties, responsibilities, and activities may change or be assigned at any time with or without notice.

<li>Performs a wide variety of general building maintenance repairs and services.</li>
<li>Install light bulbs, ballasts, countertops, tile, door hardware, carpet, bulletin boards and fixtures; drywall repair, hang pictures; assemble furniture etc.</li>
<li>Maintain and repair light fixtures, receptacles and switches, replaces light bulbs; generators and motors; oil and clean motors; troubleshoot and make electrical repairs not requiring a license; maintain and make minor repairs to various types of heating, refrigeration and air-conditioning equipment, pumps, fans, humidifiers, electric motors, and heat exchangers, and other components.</li>
<li>Paint interior and exterior walls and surfaces.</li>

<li>Perform basic repair welding: Mig, Oxy Acetylene, Tig etc.</li>
<li>Performs ground maintenance including picking up trash, maintaining landscaping beds and other grounds maintenance.</li>
<li>Operate light trucks/ other vehicles and equipment: Work vans, forklifts, scissor lifts, boom lifts, and towing equipment.</li>

At the first of the month following your first day of employment, you will / may be eligible to participate in the Company&rsquo;s Medical/Dental and Life Insurance programs. Job Summary:
The Maintenance Supervisor is responsible for completing repair &amp; maintenance tasks at an assigned property, oversee work by vendors, and support the Facilities Team at various Community Roots Housing locations as needed.
Duties and Responsibilities:<ul><li>
Apply repair knowledge of plumbing, electrical, carpentry, appliance, mechanical, and facilities maintenance experience to resolve issues at a Community Roots Housing apartment community.</li><li>
Complete daily walks of building &amp; property; ensure the interior and exterior of building are clean, safe, secure, and systems are in working order.</li><li>
Troubleshoot building systems and manage vendor repairs as needed.</li><li>
Maintain quality of building systems and components to ensure industry standard.</li><li>
Coordinate with Maintenance Manager and other team members as necessary in the efficient and proper maintenance of the property, and complete assigned work orders.</li><li>
Store tools and equipment in designated areas and ensure proper security measures have been taken. Track equipment inventory.</li><li>
Responsible for purchasing and accurate inventory of all maintenance supplies, within budgetary limits.</li><li>
Code all maintenance invoices for site, in accordance with Finance and Accounting policy.</li><li>
Monitor billing accuracy and process all invoices as per Accounting Policies.</li><li>
Ensure accurate and complete maintenance files, recording all maintenance and repair activity in accordance with CRH Policies.</li><li>
Maintain list of approved, cost effective suppliers.</li><li>
Provide information for annual budget preparation.</li><li>
Advise Site Manager on purchasing and inventory needs of equipment, appliances and other materials</li><li>
Properly document all bids and other documents in accordance with the Public Works/Prevailing Wage process as it applies to applicable buildings within the portfolio, small works roster.</li><li>
Be knowledgeable of and operate within the provisions of Seattle and Washington State Landlord Tenant, Fair Housing and ADA regulations always.</li><li>
Respond to building emergencies, initiate required actions, and follow emergency procedures.</li><li>
Share on-call duties after-hours with other maintenance team members.</li><li>
Report all maintenance items, building issues, and propose purchases, to the Maintenance Manager in a timely manner.</li><li>
Assist with annual inspections of units and common areas.</li><li>
Maintain professional appearance and comply with prescribed uniform policy.</li><li>
Attend scheduled meetings and complete assigned trainings.</li><li>
Must have reliable transportation to travel between sites if applicable.</li><li>
Other duties as assigned.</li></ul>
Requirements:

Minimum Qualifications:<ul><li>
High School Diploma or GED.</li><li>
2+ years&rsquo; experience working as an Apartment Maintenance Technician or in a related field.</li><li>
General experience in and ability to perform basic plumbing, electrical, carpentry, appliance repair, building hardware/lock systems, wall repair and painting.</li><li>
Ability to speak, read and write standard business English</li><li>
Basic computer skills including email, MS Word and MS Excel.</li><li>
Ability to follow instructions accurately and to problem solve effectively</li><li>
Ability to keep accurate records and perform basic mathematical computations.</li><li>
Ability to work effectively with people of diverse personalities, cultures and communication styles.</li><li>
Ability to organize time efficiently, prioritize tasks and handle multiple interruptions and perform tasks in a self-directed manner</li></ul>
Preferred Qualifications:<ul><li>
Experience in plumbing, electrical, and mechanical systems.</li><li>
Experience supervising vendors and skilled and unskilled maintenance staff.</li><li>
Experience negotiating vendor contracts.</li><li>
Knowledge of Landlord Tenant Laws or willingness to attend training.</li><li>
Ability to work with minimal supervision.</li><li>
Work as a mentor with other staff and willing to learn new applications.</li><li>
CAMT, HVAC, Plumbing, Electrical.</li></ul>
