<ul><li>Partner with the Property Manager to develop and manage the annual maintenance budget and capital plan.
</li><li>Communicate clearly and professionally with residents, vendors, staff, and regional leadership.
</li><li>Participate in regular operations meetings and submit required maintenance reports accurately and on time.
</li></ul>Education &amp; Experience
<ul><li>High school diploma or GED required.
</li><li>Trade school certification(s) in HVAC, electrical, or plumbing preferred.
</li><li>CAMT certification preferred.
</li><li>Minimum 5 years of maintenance experience, including 3+ years in a leadership role.
</li></ul>Certification, Licenses and Other Requirements
<ul><li>Valid driver&rsquo;s license and auto insurance.
</li><li>Availability for on-call rotation, after-hours emergencies, and weekend coverage.
</li><li>Familiarity with safe use and maintenance of:
</li><li>Hand Tools: wrenches, saws, snips, posthole diggers, etc.
</li><li>Power Tools: drills, grinders, sanders, saws, etc.
</li><li>User-Moved Aids: dollies, jacks, ladders, buckets, etc.
</li><li>Mechanical Equipment: motors, pumps, compressors, augers.
</li><li>Measuring Devices: voltmeters, ohmmeters, gauges, etc.
</li></ul>Work Environment / Physical Requirements
<ul><li>Regularly required to: Stand, walk, climb, stoop, kneel, crouch, or crawl
</li><li>Lift/move up to 50 lbs frequently and up to 100 lbs occasionally
</li><li>Exposure to: Indoor/outdoor conditions in all seasons
