Your proactive approach and dedication will contribute to a safe, healthy, and professional environment every day.</p><p><b>Duties - Weekly</b></p><ul><li>Dust horizontal surfaces</li><li>Power wash trash compactor, trash enclosures and surrounding areas</li><li>Hose down loading docks and ramps in accordance with municipal codes and ordinances.</li></ul><p><b>Monthly</b></p><ul><li>High dust all surfaces, including high reach projections, pipes, ledges and light fixtures. Spot wash as needed</li><li>Vacuum HVAC diffusers and vents</li><li>Pressure wash loading docks base, truck bays and surrounding areas in accordance with municipal codes and ordinances.</li></ul><p><b>Day Porter Services</b></p><p>Day personnel shall be responsible for on-going policing, cleaning and re-stocking duties and all other duties required by Manager to maintain the property in a clean and professional appearance.</p><p>Personnel will use caution to ensure the safety of building visitors and occupants, while performing their duties.</p><p><b>Qualifications</b></p><ul><li>Familiarity with cleaning equipment such as floor buffers, vacuums, and other custodial tools.</li><li>Ability to handle chemical agents safely while following all chemical handling safety procedures.</li><li>Physical capability for manual handling tasks including heavy lifting and prolonged standing or walking throughout shifts.</li><li>Strong attention to safety protocol adherence to maintain a secure work environment.</li><li>Excellent customer service skills with a friendly attitude towards staff and visitors.</li><li>Prior experience in industrial cleaning or facilities maintenance is a plus but not required; training will be provided for the right candidate.</li></ul><p><b>Parking Garage</b></p><ul><li>Police parking areas and structure perimeter for trash and debris</li><li>Empty trash containers, wipe clean and replace liners as needed</li><li>Wipe clean and fine screen ash urns/ sand jars. Replace sand as often as needed</li><li>Wipe down signage at entrances and exits</li><li>Mop all curbs</li><li>Sweep and mop risers and landings</li><li>Stairwells - Spot clean walls</li><li>Stairwells - Dust and wipe clean railings as needed, but not less than once per week</li><li>Elevators and lobbies to be cleaned in accordance with the elevator cleaning specifications</li><li>Clean all light fixtures, pipes and conduits</li><li>Wipe down all garage signage</li><li>Remove cobwebs</li></ul><p>Embark on a rewarding career where your efforts directly impact the cleanliness, safety, and professionalism of our facilities! Position Summary:
<div>
The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots of multifamily buildings.</div>
Responsibilities:
<ul><li>Complete grounds work as directed by Maintenance Manager and/or Community Manager which may include picking up trash, clean dumpster areas, trash rooms and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc</li><li>
Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails</li><li>
Execute basic landscaping including, trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves and twigs</li><li>
Assist in the preparation of make-ready units, including but not limited to removing trash from vacant apartments. (trash outs) prior to make-ready</li><li>
Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property</li><li>
Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work</li><li>
Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization</li><li>
Collaborate effectively with maintenance team members, other departments, and external contractors to ensure seamless property maintenance, fostering teamwork and cooperation</li><li>
Assess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being</li><li>
Keep property in top-notch condition. This involves maintaining the cleanliness of the grounds, delivering notices to apartments and performing tasks like interior and exterior painting</li></ul>
Education and Experience:
<ul><li>High school diploma or GED &ndash; Preferred</li><li>
One to three months related experience and/or training; or equivalent combination of education and experience.</li><li>
Basic Microsoft Office Suite</li></ul>
Qualifications:

Must be able to walk, stand, climb stairs or ladders and access various areas of the property</li><li>
May be required to push or pull items and reach overhead</li><li>
May be required to bend, stoop or kneel</li><li>
May require dexterity of hands and fingers and ability to grasp tools</li><li>
Must be able to see to identify plants, weeds and pests and read computer screens</li><li>
Must be able to hear and understand verbal communications in person and over the phone or computer</li><li>
Must be able to hear to detect sounds indicating potential issues, such as machinery noises or alarms</li><li>
May occasionally be required to lift or carry items weighing up to 50 pounds. Occasionally lifting heavier items with assistance of team members or lifting equipment</li><li>
Must be able to operate various maintenance tools such as mowers, trimmers, blowers and irrigation systems.</li><li>
Must be able to use mobile devices and applications for work-related tasks</li></ul><div><b>
Work Environment:</b></div><ul><li>
This role is based on site and requires that the employee spend time outside with exposure to the elements.</li><li>
May require working in confined spaces, heights and potentially hazardous areas</li><li>
A flexible schedule is required and hours include weekdays, nights, and weekends (including Saturdays and Sundays) as needed to meet business needs</li></ul><div>
