Pacaso is building a trusted network of pre-vetted contract designers to extend our internal design team as acquisition volume grows. This is not a traditional freelance posting. We are looking for experienced residential designers who want an ongoing source of well-defined, repeatable project work within a structured creative framework.

Contract designers work on a project-by-project basis &mdash; either per home or on a flexible retainer depending on pipeline needs &mdash; and are compensated on a flat project fee tied to FF&amp;E budget scope. Designers who complete a successful pilot engagement are added to the approved Pacaso Design Partner Roster and are prioritized for future assignments.

The Opportunity

Pacaso homes are co-owned luxury residences &mdash; designed to feel elevated, personal, and effortlessly livable for multiple owners year-round. Our internal design team leads all creative direction, but with 33 projected acquisitions in 2026 and peak volume reaching 3&ndash;5 homes per month in Q3 and Q4, we are building an external partner network to scale alongside us.

As a contract designer, you will execute full FF&amp;E design for individual Pacaso homes &mdash; from space planning through final documentation &mdash; working within Pacaso's brand standards, vendor frameworks, and production templates. The Senior Manager of Design reviews and approves all work at defined milestones.

Core Design Deliverables (per home)

The Vetting Process

Every designer goes through the same process before being approved for a Pacaso home. This is a six-step process owned by the Senior Manager of Design:

<li>30-minute discovery call &mdash; assessing communication style, bandwidth, and fit</li>
<li>Reference check &mdash; one to two past clients or collaborators</li>
<li>Deep dive on one completed project &mdash; walk us through budget, vendor choices, documentation, and install</li>
<li>Paid pilot engagement &mdash; one project together before formalizing the relationship</li>
</ul>
The pilot engagement is the most important step. It's an opportunity for both parties to experience the working relationship before making a longer-term commitment. Pacaso evaluates the work against our standards; you experience our process firsthand.

Once Approved

Approved designers are added to the Pacaso Design Partner Roster &mdash; a living document maintained by the Senior Manager of Design. There is no standing retainer or volume commitment. When a project is identified as appropriate for an external partner, we select from the approved roster based on market fit and availability.

 Position Summary
 
 
 
 Irvine Company is a diversified, privately held real estate operating and investment company, highly respected for its stewardship and master-planning of the Irvine Ranch in Orange County, California. Today, the Company&rsquo;s real estate portfolio totals approximately 123M square feet, with a focus primarily on coastal California. Approximately 65% of the Company&rsquo;s portfolio is in Orange County, with 35% in Silicon Valley, San Diego, West Los Angeles, Chicago, and New York City.
 
 
 The Company operates under a holding company structure with each of its four primary real estate operating divisions (Apartments, Office, Retail, and Community Development) functioning as wholly owned subsidiaries of the parent. While the parent provides strategic-level guidance and oversight, corporate services and support (IT, HR, Corporate Finance, Legal, Accounting, etc.), each division is staffed and managed as a fully functioning real estate operating company at scale.
 
 
 Although privately held, the Company is managed similarly to a public company, with strong corporate governance and executive management reporting to a board of directors. The Company is structured to operate in perpetuity.
 
 
 The Company is seeking a highly skilled Senior Security Intelligence &amp; Threat Assessment Analyst to drive proactive, intelligence-led security within the Company&rsquo;s Security Operations Center (SOC). This role is central to developing the Company&rsquo;s enterprise Threat Assessment and Management (TATM) program, with the primary goal of protecting Company associates, customers, guests, and properties across the Company&rsquo;s diverse portfolio. This position will report directly to the Senior Director, SOC, and will be based in the Division&rsquo;s offices in Irvine, California.
 
 
 
 Key Responsibilities
 
 
 
 <ul>

 Threat Monitoring: Conduct real-time threat monitoring, detection, and analysis using open-source intelligence tools (OSINT) and other methods to protect Company associates, customers, guests, and properties
 </li>

 Investigation Management: Manage investigations and case files related to threats targeting the Company, its associates, customers, guests, or properties; act as a liaison with local, state, and federal law enforcement agencies, supporting investigations and intelligence sharing
 </li>

 Data Analysis: Analyze crime data and identify trends in partnership with internal and external stakeholders to map and mitigate risks
 </li>
 <li>
 Security Strategy: Develop security strategies, mitigation plans (for events/protests), and recommend enhancements (e.g., CPTED) to Corporate Security and Company leaders
 </li>
 <li>
 Reporting: Produce situational reports (SITREPs), trend reports, threat assessments, and dashboards, and brief Company leaders on risks and recommendations
