Service Manager

We are seeking an experienced and motivated Property/Business Manager to oversee a 200-unit apartment community in the Mid Town / Tampa area. The ideal candidate is a self-starter with strong leadership, financial, and operational management skills who is committed to maintaining a high-performing community.Key Responsibilities<ul><li>Develop, administer, and maintain systems to effectively manage the community.</li><li>Prepare and submit weekly owner reports.</li><li>Manage and obtain bids for capital improvement projects.</li><li>Ensure proper procedures are followed when ordering materials and services.</li><li>Calculate operating expense pass-throughs and common area maintenance and in unit charges.</li><li>Serve as the primary point of contact for resident concerns and resolve tenant issues.</li><li>Review and settle questionable tenant charges.</li><li>Ensure the financial stability and performance of the property.</li><li>Review and approve invoices for assigned properties.</li><li>Conduct weekly property inspections and tours.</li><li>Coordinate subcontractor activities and oversee maintenance contracts.</li><li>Ensure all vendors provide current certificates of insurance.</li><li>Supervise tenant improvement projects and verify proper billing of construction-related fees.</li><li>Manage, train, and develop on-site staff.</li><li>Assist with apartment marketing and leasing activities as needed.</li><li>Communicate unusual property issues to ownership promptly and provide recommended solutions.</li><li>Complete special projects, reports, and assignments as requested.</li><li>Ensure compliance with Fair Housing regulations and HUD guidelines.</li><li>Maintain occupancy levels of 95% or higher while maximizing rental revenue in line with the current market.</li><li>Perform other duties as assigned.</li></ul>Qualifications<ul><li>Minimum of 2 years of on-site property management experience at the Manager level.</li><li>Strong leadership and team management skills.</li><li>Excellent verbal and written communication abilities.</li><li>Proven ability to manage budgets, operations, and resident relations.</li><li>Strong organizational and problem-solving skills.</li><li>Self-motivated with the ability to work independently.</li><li>Knowledge of Fair Housing and HUD regulations preferred.</li></ul>What We're Looking For<ul><li>Self-Starter</li><li>Professional and Dependable</li><li>Detail-Oriented</li><li>Customer Service Focused</li><li>Results-Driven</li></ul>To Apply: Please email your resume for consideration and interview scheduling.We are an Equal Opportunity Employer.Job Type: Full-timePay: $24.00 - $26.00 per hourBenefits:<ul><li>Employee discount</li><li>Paid time off</li><li>Referral program</li></ul>Work Location: In person
