 The Real Estate Services (RES) division of DCAS supports City governmental operations by providing services that are responsive to the City&rsquo;s real estate needs. RES is responsible for the management of 37-million square feet of City-owned and/or occupied real estate, citywide acquisitions (lease or purchase) plus sales and other dispositions of City-owned properties. RES also provides architectural design; space planning and project management; zoning and land use analyses; property valuations and financial analyses of real estate transactions.
 
 
 In particular, the RES Financial Services team performs property valuations, lease administration, revenue &amp; financial analysis, lease audits, and budget &amp; lease enforcement duties. In so doing, there work supports every unit within RES to accomplish their own missions. This team is comprised of five (5) units of accounting and finance professionals.
 
 
 Presently, Financial Services is looking for a detail-oriented Administrative Assistant to fill this new role. In general, the Administrative Assistant will be responsible for the coordination e of projects, reports, and communications, between the five (5) Financial Services teams.
 
 
 More specifically, the Administrative Assistant will be responsible to coordinate workflows for three (3) teams: Property Valuations, Lease Administration, and Lease Audit.
 
 
 Property Valuations is responsible for performing complex appraisals and feasibility analysis of real estate citywide for both acquisition and disposition. In response to a sustained influx of commercial real estate appraisal requests, this position will be responsible for coordinating all appraisal requests between the clients (i.e., requestors), the appraisal management system (i.e., IPIS), the internal team plus external appraisal vendors.
 
 
 Lease Administration is responsible for the registration of all commercial real estate leases negotiated by DCAS RES. In addition, responsible for reviewing monthly leasing invoices for compliance and request payments for 60+ commercial lease agreements. In Fiscal Year 2025, the number of commercial real estate agreements being managed will increase to 100+. This position will be required to assist with lease registrations and commercial lease payments on an as needed basis.
 
 
 Lease Audit is responsible to audit payments made by the City to Landlords in conjunction with the 400+ leases in the DCAS commercial real estate portfolio. This position will be responsible to coordinate communications between Lease Audit, landlords, tenant agencies, and others involved with the leasing process.

 Position Overview
 
 
 The Asset Management Analyst will be based in San Francisco, Chicago or New York and will play a critical role in managing, monitoring, and reporting on StepStone&rsquo;s real estate investments. The right candidate will accomplish investment initiatives with partners while delivering recommendations and updates to senior investment team members.
 
 
 
 Responsibilities
 
 
 
 This is an exciting opportunity for an asset management professional or someone looking to transition from another role in commercial real estate. This candidate will work in a fast-paced, collaborative environment and contribute to the growth and success of a premier real estate investment firm. Key responsibilities will include but not be limited to:

 Scenario Analysis: Conduct supporting analysis on existing investments, development projects, and potential acquisitions. Develop financial models and valuations for existing investments

 <li>
 Business Plans and Budgets: Assist in maintaining and controlling business plans, budgets, and capital projects including control of cash flow models. Contribute to the identification of key risks and opportunities for value enhancement
 </li>
 <li>
 Investment Monitoring: Work closely with operating partners to monitor progress and performance of investments. Ensure compliance with investment guidelines and legal requirements. Related work includes site inspections, manager meetings, market research and broker discussions
 </li>
 <li>
 Debt Compliance: Monitor performance of investments against debt compliance requirements and forecast future performance
 </li>
 <li>
 Reporting: Prepare internal reports, client reports, quarterly valuations and ad-hoc requests

 Qualifications

 1-3 year(s) of real estate investment, reporting, or asset/portfolio management experience

 Strong analytical and financial modeling skills; understanding of real estate structures, concepts and metrics

Key Responsibilities
Deal Underwriting &amp; Execution:<ul><li>
Support the evaluation and execution of infrastructure and real estate transactions, with a focus on GP-first underwriting and validation of deal points.</li><li>
Develop detailed financial models and underwriting analyses. This includes asset- and project-level DCFs, capital structure analyses, scenario and sensitivity assessments, and returns attribution.</li><li>
Coordinate multidisciplinary due diligence streams, including commercial, legal, technical, and tax structuring.</li><li>
Draft high-quality Investment Committee materials (IC memos, investment notes, diligence summaries), presenting recommendations, key risks, mitigants, and proposed structures.</li></ul>
Portfolio Management &amp; Monitoring:<ul><li>
Monitor investment performance and associated risks.</li><li>
Review GP and asset manager reports. Engage with sponsors and GPs on performance drivers, value-creation initiatives, operational issues, and refinancing or exit planning.</li><li>
Maintain and enhance portfolio monitoring tools and reports, including quarterly updates, valuation commentary, risk dashboards, and exposure analytics.</li><li>
Support ongoing governance processes and coordinate internal approvals required for material portfolio actions.</li></ul>
Required Qualifications, Skills and Capabilities:<ul><li>
Strong understanding of infrastructure and/or real estate investing, with the ability to underwrite cash-flowing real assets and assess downside protection, resilience, and exit options.</li><li>
Advanced financial modeling and valuation capabilities, including asset/project-level DCF and scenario/sensitivity analysis, capital structure modeling, and secondaries analytics (look-through exposure, NAV bridge/roll-forward, pricing to target IRR/MOIC).</li><li>
Working knowledge of real asset-specific diligence considerations:<ul><li>
Infrastructure: contract structures (availability vs. volume/merchant), inflation linkage, concession life, lifecycle capex, O&amp;M.</li><li>
Real estate: NOI build, lease roll, market vs. in-place rents, cap rates/reversion, and debt underwriting metrics (LTV/DSCR).</li></ul></li><li>
Strong transaction management skills, with the ability to manage multiple workstreams, prioritize under tight timelines, and communicate clearly with internal partners and external counterparties.</li><li>
Excellent written and verbal communication skills, with the ability to produce concise, decision-useful Investment Committee materials and portfolio updates.</li><li>
Ability to collaborate effectively within a team environment.</li><li>
Demonstrated judgment, integrity, and a strong risk mindset; comfortable operating in a controlled approval environment.</li><li>
4+ years of experience in infrastructure, real estate, and/or private equity investments, including direct investments, secondaries, co-investments, or investment banking roles.</li><li>
Bachelor's degree required, preferably in finance, economics, engineering, real assets or quantitative fields.</li></ul>
Preferred Qualifications, Skills and Capabilities:
