JOB SUMMARY: The Leasing Specialist is responsible for driving occupancy and resident satisfaction in a multi-family community. This role includes showing and leasing apartments to prospective residents, coordinating marketing initiatives, assisting in resident retention efforts, and supporting the Property Manager in daily operations to ensure a positive living experience and strong financial performance.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by Harbor Group Management Company.

<li>Greet prospective residents, conduct property tours, and showcase available apartments and amenities.</li>
<li>Qualify leads, process rental applications, run background and credit checks, and prepare lease documents.</li>

<li>Support resident retention through excellent customer service and timely response to questions, complaints, and maintenance needs.</li>

<li>Participate in lease renewal efforts by preparing renewal documents, engaging with residents, and finalizing lease extensions.</li>

Responsibilities:
<ul><li>Leads property staff, conducting candidate interviews, overseeing onboarding, training, timesheet approval, and conducting quarterly discussions and annual assessments in accordance with Company policies, values, standards</li><li>
Drive team to achieve performance indicators, offering feedback to underperforming associates, and manage disciplinary actions in collaboration with HR</li><li>
Conduct ongoing training with office staff, covering leasing paperwork, workplace safety, and other daily operational needs</li><li>

Complete month-end and year-end financial reporting and provide monthly budget variance reporting within +/- 10% per line item</li><li>
Promote resident satisfaction and retention by promptly responding to complaints, questions, and requests and taking appropriate actions to resolve service issues</li><li>
Collaborate with the property maintenance team to ensure prompt responses and completion of resident service requests in line with the company's standards</li><li>
Provide excellent customer service while maintaining the highest standards for resident service</li><li>
Analyze and interpret market and economic trends and partner with marketing to implement short- and long-range leasing strategies to achieve occupancy and revenue goals</li><li>
Follow eviction procedures, including notice requirements, court representation, and facilitating proceedings as needed</li><li>
Manage the client/owner relationship by meeting with the owners, conducting property tours, providing updates, and responding to owner requests as needed to maintain a positive working relationship</li></ul>
Education and Experience:
<ul><li>Bachelor's degree from a four-year college or university, or 1-2 years of relevant experience; or a combination of education and experience</li><li>
3 + years of related multi-family property management experience</li><li>
Strong leadership and management skills</li><li>
Team player, professional, and effective communication skills</li><li>
Proficient in Microsoft Office Suite and property management software</li></ul>
