We are seeking an experienced and results-driven Assistant Community Manager to oversee leasing operations at our affordable housing community governed by mixed market and Low-Income Housing Tax Credit (LIHTC) regulations. Responsible for helping lead the team, ensuring full occupancy, maintaining compliance with LIHTC requirements, and delivering exceptional customer service to current and prospective residents. This role includes marketing efforts, application processing, income verification, renewals, and coordination with property management to maintain accurate records and meet occupancy goals. Ideal candidates have a strong understanding of tax credit housing, Fair Housing laws, and affordable housing compliance.
Essential Duties and Responsibilities:<ul><li>
Manage wait list for Tax Credit for potential residents</li><li>
Manage compliance, certification and recertification programs for LIHTC.</li><li>
Coordinate on-site data collections and processing of resident information</li><li>
Schedule resident recertification interviews and follow through to completion</li><li>
Ensure proper calculation of income, assets, rent levels, etc.</li><li>
Assist manager with accounts receivables and account payables</li><li>
Coordinate apartment inspections and create work request</li><li>
Assist residents with inquiries</li><li>
Maintain resident files in accordance with company policy &amp; regulatory agency policy</li><li>
Assist office staff on other tasks, including collection of rents and social activities</li><li>
Assist with the several administrative and leasing tasks</li><li>
Perform other duties as assigned by management</li></ul>
Job Requirements:<ul><li>
2+ years of Property Management Experience</li><li>
2 + years' experience in Tax Credit (LIHTC) compliance, certification and recertification</li><li>
Must hold a certification related to LIHTC or compliance, such as TCS or COS.</li><li>
Excellent and premiere customer service orientation</li><li>
Be able to perform job duties with limited oversight in a fast-paced environment</li><li>
Excellent verbal and written communication skills</li><li>
Accounts receivable and collections experience</li><li>
2 years recertification experience or professional certification such as Certified Occupancy Specialist and any of the industry LIHTC designations</li><li>
Attention to detail and ability to work independently on assignments</li><li>
Proficient in Word, Excel, Outlook, One-Site Property Management Software and Internet</li></ul>
This role is non-exempt with a pay rate of $23 an hour for a new employee depending on a number of relevant factors including individuals&rsquo; experience, qualifications, knowledge, skills, abilities, client/property or company budgetary limitations/guidelines, and other job-related company and market considerations. You may be eligible to receive discretionary and/or performance-based bonuses on a spot or annual basis, which are variable depending on individual merit/performance, budgetary limitations, company performance, and other job-related factors. This non-exempt role will be eligible for overtime for all hours worked in excess of 40 per week.
