Physical Demands:</h1><ul><li>
Incumbents need to be able to stand, walk, and/or sit for extended periods of time and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.</li><li>

The salary range for this position is $93,800 - $115,000
Additional Compensation:

The Lead Operating Engineer leads, with minimal supervision, the operation, inspection, and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. This role may include assisting the Chief Engineer with providing direction to the team.
This position requires the Lead Operating Engineer to be on-site.
Schedule: Monday-Friday 8am-4:30 pm
What your day-to-day will look like:
<ul><li>Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by licensing requirements)</li><li>
Assist in supervising and implementing the preventative maintenance program</li><li>
Maintain work order system (CMMS) daily and complete any tenant service requests</li><li>
Assist in providing training and supervision aimed at expanding the capabilities of Engineering team</li><li>
Support on-call or emergency response situations (if applicable)</li><li>
Troubleshoot all building systems, including electrical, DDC and pneumatic controls</li><li>
Comply with all safety procedures</li><li>
Participate in ongoing technical, safety, and operational process training programs</li><li>
Other projects and tasks to be assigned</li></ul>
Required qualifications:<ul><li>
3-5 years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry</li><li>
Trade school education, union training, military service or college is desirable</li><li>
Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)</li><li>
Leadership/supervisory experience</li><li>
Experience using Microsoft Office (Word, Outlook, Excel, Teams)</li><li>
Ability to lift up to 50 lbs</li><li>
Comfort using ladders up to 30 feet tall</li><li>
Ability to frequently climb, bend, kneel, lift and/or drive</li><li>
Strong customer service skills</li></ul>
