  About The Maintenance Technician Position

 We&rsquo;re looking for a talented maintenance technician who will be responsible for addressing an array of apartment and property maintenance duties as specified by the maintenance supervisor and/or property manager, and for maintaining the highest standards in customer service and curb appeal of the assigned property.

   Perform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.

   Perform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.

   Perform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.

   Maintain work order system by verifying all orders are completed in a timely manner to company standards and the resident&rsquo;s satisfaction.

   Inspect the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.

   Promptly communicate with maintenance leadership concerning all maintenance issues at the property.

This position strives to maintain the highest level of attention to the operational needs of the community.<br/>Essential Functions/Responsibilities<br/></p><ul><li>Assist in organizing and performing general duties, preventative maintenance, and repairs consistent with Mill Creek Residential operating and safety standards</li><li>Thoroughly inspect vacated apartments, document necessary renovations, and re-inspect completed units for the highest quality of work and superior presentation</li><li>Routinely perform duties to restore apartments to “make ready” status\</li><li>Respond to problems with successful repairs: HVAC, electrical, plumbing, appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting, drywall, pools, spa and water features, and trash management systems</li><li>Routinely inspect community grounds and buildings to ensure safety standards and identify maintenance projects</li><li>Respond to resident requests in a timely manner, delivering excellent customer service</li><li>Promote safe work practices among on-site team</li><li>Ensure compliance with all Federal, State and local laws. What You Will Be Doing</b></p><p>
The <b>HVAC Technician</b> supports a mission‑critical, 24/7 airport environment by maintaining, troubleshooting, and optimizing HVAC and mechanical systems across terminals, concourses, and central plant facilities. This role ensures reliable, energy‑efficient, and code‑compliant operation of chiller plants, air handling units, pumps, and related equipment essential to passenger comfort and airport continuity. The technician performs preventive and corrective maintenance, responds to system issues, and documents all work within the CMMS. By safeguarding mechanical system performance, this position plays a key role in maintaining safe, uninterrupted airport operations.</p><p><b>
HVAC Technician Duties &amp; Responsibilities</b></p><div><ul><li>
Perform preventive and corrective maintenance on HVAC and building mechanical systems supporting a 24/7 airport environment.</li><li>
Inspect, troubleshoot, and repair air handling units, rooftop units, chillers, cooling towers, pumps, and related equipment.</li><li>
Operate, maintain, and optimize central chiller plant infrastructure and campus-wide mechanical systems.</li><li>
Ensure continuous, reliable operation of HVAC systems to support passenger comfort and mission‑critical airport functions.</li><li>
Meet preventive maintenance and work order SLA targets.</li><li>
Maintain plumbing system uptime and regulatory readiness.</li><li>
Ensure backflow documentation is accurate and audit ready.</li><li>
Reduce repeat failures through proper diagnosis and repair.</li><li>
Support a strong safety culture with zero preventable incidents.</li><li>
Diagnose system performance issues and implement corrective actions to restore optimal functionality.</li><li>
Execute scheduled PM tasks in accordance with manufacturer guidelines, airport standards, and regulatory requirements.</li><li>
Maintain accurate and timely documentation of work performed using the CMMS system.</li><li>
Monitor HVAC system performance and recommend improvements for energy efficiency, reliability, and cost effectiveness.</li><li>
Respond to equipment alarms, service requests, and operational emergencies in a fast-paced, 24/7 facility.</li><li>
Follow all safety protocols, building codes, and compliance standards related to mechanical system operation.</li><li>
Collaborate with building operations, engineering, and other airport teams to support uninterrupted facility operations.</li><li>
Conduct inspections of terminals, concourses, mechanical rooms, and occupied spaces to identify maintenance needs or potential hazards.</li><li>
Assist in commissioning, testing, and integrating upgraded or newly installed mechanical equipment.</li><li>
Maintain tools, equipment, and work areas in a safe and organized condition.</li></ul></div><p><b>
HVAC Technician Requirements</b></p><div><ul><li>
EPA Section 608 Universal Certification (active and verifiable).</li><li>
Ability to obtain required airport badging and pass background screening.</li></ul></div><p><b>
Preferred Qualifications</b></p><div><ul><li>
Georgia Conditioned Air License (Class II preferred for unrestricted commercial scope).</li><li>
OSHA 10 minimum; OSHA 30 preferred for senior technicians.</li><li>
NFPA 70E awareness for electrical safety.</li><li>
OEM training certifications (Trane, Carrier, York, Daikin, Johnson Controls, etc.).</li><li>
BAS/BMS experience (Metasys, Siemens, Honeywell, Tridium, etc.).</li></ul></div><p><b>
Work Environment &amp; Safety Standards</b></p><div>
This role operates across terminal areas, mechanical rooms, and utility spaces. Work may involve lifting, climbing, confined space awareness, and exposure to heat, cold, and noise.
