MAINTENANCE TECHNICIAN</b></p><p>
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property&rsquo;s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.</p><p></p><p><b><br>
Essential Duties &amp; Responsibilities</b></p><ul><li>
Community Maintenance
</li><li>Regular/daily onsite attendance is required</li><li>
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner</li><li>
Ensure all repairs and replacements necessary for community common areas and units</li><li>
Assist with the scheduling and performance of all maintenance/repair-related turn events</li><li>
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas</li><li>
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs</li><li>
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns</li><li>
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs</li><li>
Responsible for understanding and following Asset key policy</li><li>
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines</li><li>
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices</li><li>
Participate in unit inspections as requested</li><li>
Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested</li><li>
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.</li><li>
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit</li><li>
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager</li><li>

<p>Job Requirements:</p><br>
<p><b>Education/Skills</b></p>
<ul><li><p>Associates Degree or higher in clinical laboratory science or medical laboratory technology from an accredited institution or equivalent laboratory training and experience meeting the requirements defined in the CLIA regulation 42CFR493.1489:</p>
<ul><li><p>Successfully completed an official U.S. military medical laboratory procedures training course of at least 50 weeks duration and currently hold the military enlisted occupational specialty of medical laboratory specialist (laboratory technician);</p>
<p><b>OR</b></p>
</li><li><p>60 semester hours or equivalent from an accredited institution that, at a minimum, includes either 24 semester hours of medical laboratory technology courses, OR 24 semester hours of science courses that include six semester hours of chemistry, six semester hours of biology, and 12 semester hours of chemistry, biology or medical laboratory technology in any combination;</p>
<p><b>AND</b></p>
</li><li><p>Laboratory training including either completion of a clinical laboratory training program approved or accredited by the ABHES, NAACLS, or other organization approved by HHS (note that this training may be included in the 60 semester hours listed above), or at least three months documented laboratory training in each specialty in which the individual performs high complexity testing.</p>
</li></ul></li></ul><p><b>Experience</b></p>
<ul><li><p>No experience required for graduates of a clinical laboratory training program approved or accredited by NAACLS, or other organizations approved by HHS.</p>

The QC Technician will be responsible for performing routine testing of Hot Mix Asphalt (HMA) to ensure compliance with job or agency specifications. This includes assisting with adjustments to plant settings, collecting samples, and supporting mix design development. The QC Technician plays a critical role in maintaining the quality of materials used in paving projects and ensuring adherence to industry standards.</div>

<div><b>Essential Duties and Responsibilities:</b></div>
<ul><li>Perform daily QC testing on Hot Mix Asphalt as required by governing agencies and at the discretion of the QC Manager.</li>
<li>Collect samples of materials and asphalt for testing and analysis.</li>
<li>Record and report data collected from tests to ensure accurate tracking and documentation.</li>
<li>Assist in the development and modification of mix designs based on test results and plant production needs.</li>
<li>Conduct stockpile analysis on incoming aggregates and Recycled Asphalt Pavement (RAP) stockpiles as needed to maintain quality control.</li>
<li>Monitor and assist in adjustments to plant settings to ensure proper mix consistency and compliance with specifications.</li>
<li>Ensure all work is in compliance with safety standards, quality control protocols, and regulatory requirements.</li>
<li>Communicate effectively with team members and supervisors to report findings and assist with decision-making.</li>
</ul><div><b>Education and Experience:</b></div>
<ul><li>High school diploma or GED equivalent required.</li>
<li>At least six months of experience in asphalt quality control preferred.</li>
<li>GDOT Asphalt Level I &amp; II training is a plus, but not required.</li>
<li>Basic knowledge of materials, mixing processes, and asphalt quality control.</li>
<li>Basic mathematical skills, including the ability to add, subtract, multiply, divide, calculate percentages, and work with weights.</li>
<li>Ability to read and comprehend technical manuals, use measuring devices, and follow verbal and written instructions.</li>
<li>Must have good penmanship, record-keeping, and basic computer skills.</li>
</ul><div><b>Minimum Skills and Requirements:</b></div>
<ul><li>Ability to perform strenuous work and handle physical tasks.</li>
<li>Ability to work nights and weekends as needed.</li>
