DASMEN Residential is seeking a full-time Leasing Consultant. 
ESSENTIAL DUTIES AND RESPONSIBILITIES:<ul><li>
Interviews prospective tenants and records information to ascertain needs and qualifications.</li><li>
Accompanies prospects to model homes and apartments and discusses size and layout of rooms, available facilities, such as swimming pool and saunas, location of shopping centers, services available, and terms of the lease.</li><li>
Completes lease form or agreement and collects rental deposit.</li><li>
Inspects condition of premises periodically and arranges for necessary maintenance.</li><li>
Makes recommendations on various methods of advertising to generate traffic.</li><li>
Attendance/Punctuality &ndash; Is consistently at work and on time; Ensures work responsibilities are covered when absent; Arrives at meetings and appointments on time.</li><li>
Other duties may be assigned.</li></ul>
LANGUAGE SKILLS:<ul><li>
Ability to read and interpret documents such as safety rules, marketing plans, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.</li></ul>
MATHEMATICAL SKILLS:<ul><li>
Ability to add, subtracts, multiply, and divide into all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.</li></ul>
REASONING ABILITY:<ul><li>
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.</li></ul>
OTHER QUALIFICATIONS:<ul><li>
Must have an outgoing, engaging personality; must thoroughly enjoy working with the general public.</li></ul>
Scheduling: The employee is subject to schedule changes and/or overtime as required by the job and his/her supervisor. This may include working weekends, working after the course of normal business hours and at other times as required by the job. The employee is subject to these schedule changes on as little notice as 24 hours. 
Requirements:

EDUCATION AND/OR EXPERIENCE:<ul><li>
One-year certificate from college or technical school.</li><li>
At least 2 years of sales experience required.</li></ul>

CORE RESPONSIBILITIES:
Asset Performance<div><ul><li>
Achieve portfolio income, expense, occupancy, and NOI targets.</li><li>
Oversee annual budgeting, forecasting, and business planning.</li><li>
Review monthly financial statements, variance reports, and delinquency; implement corrective actions.</li><li>
Partner with Revenue Management to optimize rents, leasing velocity, and renewals.</li><li>
Approve capital projects and monitor return on investment and execution.</li></ul></div> 
Operational Leadership<div><ul><li>
Recruit, hire, develop, and supervise Community Managers and site teams.</li><li>
Provide leadership, coaching, and performance management to ensure operational excellence.</li><li>
Conduct regular property visits to evaluate physical condition, curb appeal, and operational standards.</li><li>
Ensure compliance with company policies, fair housing laws, and operational procedures.</li><li>
Monitor leasing performance, occupancy trends, and marketing effectiveness.</li><li>
Ensure consistent delivery of high-quality resident service and experience.</li></ul></div> 
Reporting and Portfolio Oversight<div><ul><li>
Review weekly and monthly operational KPIs including occupancy, leasing, delinquency, and expenses.</li><li>
Analyze market conditions and competitive positioning.</li><li>
Provide regular portfolio performance updates to senior leadership.</li></ul></div><div></div> 
Strategic and Capital Oversight<div><ul><li>
Identify value-add opportunities to enhance asset performance.</li><li>
Oversee execution of capital improvements and major contracts.</li><li>
Ensure vendor performance, contract compliance, and expense controls.</li></ul> 
QUALIFICATIONS
Education<div><ul><li>
High school diploma or GED required</li></ul></div>
Required Experience/Skills<div><ul><li>
5+ years of multifamily management experience, including multi-site oversight</li><li>
3+ years of Regional Property Manager experience required</li><li>
Experience working in the Maryland market strongly preferred</li><li>
Strong financial acumen and experience managing property financials and budgets</li><li>
Proven leadership and team development experience</li><li>
Knowledge of multifamily operations, leasing, and asset management principles</li><li>
Experience with property management software (Yardi or similar preferred)</li><li>
Driver&rsquo;s License and reliable means of transportation required</li></ul></div>
