<li>Income Collection &amp; Accounts Payable
<ul><li>Maintains accurate resident records.
</li><li>Issues appropriate notices, when necessary.</li>
<li>Deposits all receipts prior to bank close each day.</li>
<li>Oversees invoice management and timely payment.</li>
<li>May use and reconcile property credit card in accordance with accounting policies and deadlines.</li>
<li>Assists with month-end procedures including deposit accounting, variances, expiring leases, write off register, receivable aging, security deposit activity and gross potential rent.</li>
</ul></li><li>Resident Relations
<ul><li>Perpetuates a true sense of community.</li>
<li>Maintains positive customer relations.</li>
<li>Physically inspects property when on grounds, picks up litter, and reports any service needs to maintenance staff.
</li><li>Inspects move-outs and vacancies, when requested.</li>
<li>Must be knowledgeable of all phases of leasing and resident retention.</li>
</ul></li><li>Marketing
<ul><li>Ensures appropriate content and frequency of ads on Craigslist, Weblisters, and other listing services.</li>
<li>Greets prospective residents, shows the community, and performs leasing duties, as needed.</li>
<li>Answers and responds to phone calls and email communications in a timely manner.</li>
<li>Maintains awareness of local market conditions and trends, and contributes ideas for marketing the community and improving resident satisfaction.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>
</ul></li><li>Administrative
<ul><li>Updates required reports concerning move-out notices, activity, etc. on a daily basis.</li>
<li>Organizes and files all applicable reports, leases, and paperwork.</li>
<li>Proofreads all lease paperwork and processes move-ins and move-outs.</li>
<li>Processes all security deposit move-out reports.</li>
<li>Accepts service requests from residents and routes to maintenance for prompt processing. May conduct service follow-up with resident when work is completed.</li>
</ul></li><li>General
<ul><li>Performs any additional duties assigned by the Community Manager or Regional Manager</li>
</ul></li></ul>Desired Skills and Experience:
<ul>
<li>2+ years experience in property management or equivalent experience, including leasing, sales/closing, and customer service.</li>
<li>Experience with Yardi/CRM and On-Site</li>
<li>Accounts Payable experience or prior experience reviewing and paying/entering invoices.</li>
</ul>

Physical Requirements:
