 The Lucas Museum is sharply focused on creating a superior level of visitor enjoyment and experience for all our onsite visitors. Reporting to the Senior Manager of Visitor Services, the Manager has a key role in helping achieve this objective.
 
 
 The Manager, Visitor Services will play a key role in ensuring the smooth day-to-day operations of the museum while contributing to the growth and success of the museum and creating an enriching experience for our visitors. This may include participating in hiring, training, and supervising frontline staff; finalizing weekly schedules; managing daily floor operations; maintaining exceptional standards of customer service; ensuring all publicly accessible spaces are impeccably clean; managing onsite ticketing and queuing; and aiding visitors in navigating their visits. <li>Direct, review, and approve vendor invoice payments and other accounting related activities following the terms of the management agreement, LPC policies, and property management approval authorization limits.</li>
<li>Direct and control preparation and delivery of timely, accurate, and insightful monthly reports as well as annual operating and capital budgets/expenses; prepare and submit tenant rent and Common Area Maintenance (CAM) or Escalation (OpX) recovery charges to client.</li>
<li>Maintain oversight of contracted terms that impact the financial performance of the asset/company; report on expirations, covenants, restrictions, and other encumbrances that drive decision making and asset value.</li>
<li>Coordinate all lease administration activities with lease administrator and accounting; review all lease set ups, lease changes, reporting, etc. and provide final approval.</li>
<li>Craft, deliver, and communicate an effective tenant care program that maximizes tenant retention.</li>
<li>Direct sourcing and procurement activities to effect optimal operations; deliver detailed bid analysis and recommendations to clients that drive value; manage quality of vendor service delivery to ensure contract compliance and desired value.</li>
<li>Proactively collect rent and other charges in accordance with lease terms and report status of AR to client(s) with recommendations for action; prepare client approved standard legal notices.</li>
<li>Ensure that at least monthly property inspections are performed; recommend and/or approve alterations, maintenance, and reconditioning; contract for, and coordinate, vendors.</li>
<li>Document plans and preparations for emergency response; ensure resources, supplies, and backups are in place to effectively recover from adverse events; coordinate drills and other required training.</li>
<li>Act as primary contact with property owners, serving as Owner Representative to ensure objectives are being met.</li>
<li>Perform other duties as assigned.</li>

Qualifications:
<ul>
<li>Bachelor's Degree preferred with 5 - 8 years of relevant experience or a combination of education and experience; commercial office, retail, and/or industrial property management experience required</li>
<li>Real Estate License required where mandatory by local regulation, and CPM (Certified Property Manager) or RPA (Real Property Administrator) professional designation or candidacy preferred</li>
<li>Intermediate to advanced skills with Microsoft Office Suite, including Microsoft Excel required; knowledge of Yardi or MRI and Kardin preferred</li>
<li>Working knowledge of leases, contracts, financial instruments, tax laws, and construction required</li>

POSITION OVERVIEW
 The position of Relationship Banker reports to the Branch Manager. You will develop new and existing business and consumer banking relationships by actively sourcing new business from prospective clients and by contacting existing clients to retain and expand banking relationships, to meet or exceed assigned goals. ESSENTIAL DUTIES

COMPENSATION
 The posted pay range is the lowest to highest compensation we reasonably in good faith believe we would pay at posting for this role but may include ranges from the different geographies where this position may be based.
