MAINTENANCE SUPERVISOR
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to ensure the maintenance of the property. 
 
Essential Duties &amp; Responsibilities<ul><li>
Maintenance Management</li><li>

Coordinate, schedule, and respond to resident/management requests and work orders</li><li>
Ensure all repairs and replacements necessary for community common areas and units</li><li>
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns.</li><li>
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager</li><li>
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs.</li><li>

Participate in unit inspections as requested</li><li>

 The Maintenance Technician/Janitor reports to the Property Manager and works as part of a team to ensure that the property is maintained in the best physical condition possible and that all resident service requests are completed in a timely manner.
 
 
 
 Essential Duties and Responsibilities
 
 include the following. Other duties may be assigned.
 
 
 <ul>
 <li>
 Performs property maintenance and repairs as assigned by the Property Manager including, but not limited to, plastering, painting, plumbing (unclogging toilets and drains,) carpentry, mechanical and electrical. Requires pushing and pulling, reaching overhead and in front, crawling around or behind equipment, lifting of drywall panels, large containers of paint and/or plaster, lumber and tools.
 </li>
 <li>
 Observe and practice safety procedures when conducting maintenance work. Do not leave any equipment, tools, and supplies unattended at any time. Wear safety gear accordingly. Use proper signage to announce unsafe area conditions.
 </li>
 <li>
 Perform all janitorial duties on building grounds and common areas such as sweeping, mopping, shampooing, polishing and vacuuming common area bathrooms, kitchens, community rooms, offices, vacant units upon request, etc.
 </li>
 <li>
 In conjunction with Property Manager, prioritize, schedule and complete resident service requests for unit repairs, general maintenance, and janitorial duties according to Cesar Chavez Foundation standards.
 </li>
 <li>
 Prepare properties for inspections by regulatory agencies.
 </li>
 <li>
 Coordinate and monitor progress of vendors or outside contractors.
 </li>
 <li>
 Inspect property daily and report any needed repairs to the Property Manager.
 </li>
 <li>
 Troubleshoot and diagnose equipment malfunctions. Repair equipment or coordinate equipment to be repaired by a vendor or outside contractor, in accordance with Cesar Chavez Foundation policies and procedures.
 </li>
 <li>
 Inspect building equipment per established specifications to ensure safe and reliable operations and provide preventative maintenance services in accordance with appropriate preventative maintenance guidelines. Prepare and maintain all appropriate equipment inspection and preventative maintenance logs, as required.

 Maintain equipment, maintenance and cleaning supplies inventory and order as needed
 </li>
 <li>
 Complete all paperwork (i.e., preventative maintenance schedules, work orders, inventory reports, daily work log reports, etc.) on a daily basis or as required by Property Manager.

 Assist in the preparation of supplies orders.
 </li>
 <li>
 Respond to after-hours and weekend maintenance emergencies. There will be times when you may be called to assist with emergencies at other properties besides the assigned property.

Position Summary:
<div>
The Groundskeeper is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots of multifamily buildings.</div>
Responsibilities:
<ul><li>Complete grounds work as directed by Maintenance Manager and/or Community Manager which may include picking up trash, clean dumpster areas, trash rooms and trash chutes, blowing the parking area and sidewalks, removing debris, power washing, etc</li><li>
Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping floors, power washing, and wiping down doors and handrails</li><li>
Execute basic landscaping including, trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves and twigs</li><li>
Assist in the preparation of make-ready units, including but not limited to removing trash from vacant apartments. (trash outs) prior to make-ready</li><li>
Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property</li><li>
Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work</li><li>
Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization</li><li>
Collaborate effectively with maintenance team members, other departments, and external contractors to ensure seamless property maintenance, fostering teamwork and cooperation</li><li>
Assess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being</li><li>
Keep property in top-notch condition. This involves maintaining the cleanliness of the grounds, delivering notices to apartments and performing tasks like interior and exterior painting</li></ul>
Education and Experience:
<ul><li>High school diploma or GED &ndash; Preferred</li><li>
One to three months related experience and/or training; or equivalent combination of education and experience.</li><li>
Basic Microsoft Office Suite</li></ul>
