Unit Turns</b></p><ul><li>
Complete the full make-ready process and ensure all vacant units are ready within 5 business days (14 days for upgrades).</li><li>
Assist with unit inspections at notice-to-vacate and move-out.</li><li>
Assist with final move-in inspections to ensure units meet GoldOller standards.</li><li>
Conduct final inspections once make-ready work is reported complete.</li></ul><p><b>
General Repair, Maintenance &amp; Grounds</b></p><ul><li>
Complete assigned service requests within 24 hours and notify the Service Manager of delays.</li><li>
For emergencies, contact the Service Manager within 60 minutes if a solution isn&rsquo;t identified while still on-site.</li><li>
Close out all service requests electronically each day&mdash;complete or not.</li><li>
Meet daily/weekly work order goals.</li><li>
Perform snow/ice removal when applicable and ensure logs and vendor compliance.</li><li>
Walk and inspect your assigned GOZone weekly and maintain vacant exteriors.</li><li>
Maintain grounds, breezeways, stairwells, and common areas&mdash;no trash or debris allowed.</li><li>
Respond to on-call emergencies as scheduled.</li><li>
Maintain all OSHA/MSDS documentation.</li><li>
Keep tools, equipment, and shop areas organized and well-stocked.</li><li>
Monitor work orders for recurring issues or long-term maintenance needs.</li><li>
Complete monthly preventative maintenance tasks and reporting.</li><li>
Assist with supervising contractors when needed.</li><li>

Cleans rooms, hallways, restrooms, locker rooms, offices, stairways, and windows.</li><li>
Sweep, remove debris, clean spills, and mop floors throughout the sales floor and seating area.</li><li>
Regularly check the trash receptacles, emptying as needed, in all areas of the site.</li><li>
Collect, consolidate, and separate recycling into proper receptacles.</li><li>
Clean windows and mirrored surfaces; polish stainless steel surfaces.</li><li>
Dust fixtures, shelves, and products as needed.</li><li>
Maintain the cleanliness of the customer and team member restrooms (includes cleaning and policing as needed).</li><li>
Complete sweep logs, as directed.</li><li>
Operate and sanitize all equipment in a safe and proper manner.</li><li>
Follow and comply with all applicable health and sanitation procedures and adhere to safe work practices.</li><li>
Dust furniture and equipment.</li><li>
Wash walls, ceilings, woodwork, windows, doors, and sills.</li><li>

Performs touch up and finish painting.</li><li>
