PORTER</b></p><p>
The Porter is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, and cosmetic maintenance. Porter is also responsible for the make-ready process consistent with the property&rsquo;s operational objectives under the supervision of the Maintenance Supervisor and Community Manager.</p><p></p><p><b><br>
Essential Duties &amp; Responsibilities</b></p><ul><li>
Community Maintenance
</li><li>Regular/daily onsite attendance is required</li><li>
Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior (when applicable) community common areas</li><li>
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner</li><li>
Ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
</li><li>Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns</li><li>

Qualifications:

Position Requirements</b></div><ul><li>
Must meet all physical requirements of the position. Lifting is required, however lifting and carrying of weights exceeding 50 is to be accomplished with assistance.</li><li>
Must attain a minimum of 70% or greater on the Maintenance Technician Qualification Test.</li><li>
Position requires 2 years&rsquo; experience in property maintenance or equivalent field.</li><li>
EPA certification Type II or Greater are required.</li><li>
Working knowledge of electrical systems, appliances, plumbing, carpentry, plastering, pool systems, drywall repair, painting, and HVAC.</li><li>
