Reporting to the Senior Vice President of Housing Development, the Project Manager, Design and Construction is part of the Housing Development team guiding Breaking Ground’s portfolio of architecturally significant supportive and affordable housing from implementation through the design process, construction, project and turnover to the Property Management team.

<b>ESSENTIAL DUTIES AND RESPONSIBILITES:</b><br>

<li>Support the Design and Construction and Program Development teams on all aspects of new and existing projects</li>
<li>Manage contractors, vendors, and professionals towards successful project completion</li>
<li>Prepare feasibility analyses regarding zoning and design for acquisition opportunities</li>
<li>Recruit and prequalify architects and contractors</li>
<li>Work collaboratively with all members of the Real Estate Development team on new programs/initiatives</li>
<li>Set up, maintain and administer spreadsheets, databases, and shared drive project files</li>
<li>Maintain project documentation including construction documents, RFP responses, governmental agency approvals, official correspondence, and other project related materials</li>

The Bureau of Engineering Design &amp; Construction (BEDC) currently has a portfolio of capital projects valued at $35B, and another $13.6B projected over the next 10-year commitment plan. Our Water System Capital Program (WSCP) oversees planning, design, construction management, and construction to support the upgrading and state of good repair of the Bureau of Water Supply&rsquo;s critical infrastructure. BEDC delivers a substantial multibillion dollar capital program as required to provide for new infrastructure as well as the reconstruction of existing assets to ensure the integrity, continuity, and high quality of the water supply. This work spans the DEP&rsquo;s vast network of wastewater treatment plants, dams, bridges, shafts, reservoirs, tunnels, pumping stations, ultraviolet disinfection system, filtration systems, and associated facilities throughout New York City and its watershed.

BEDC seeks to hire an Administrative Construction Project Manager M2 to be an Accountable Manager (AM) for the WSCP to provide support in the management of the upstate projects. Under general supervision, the selected candidate will report to a Deputy Portfolio Manager supervising water system projects within the watershed, which extends 125 miles north and west of the City. These projects are located at Hillview Reservoir and Jerome Park Reservoir. The selected AM will be assigned as the accountable manager during the construction phase of HVR-210: Hillview Reservoir Chemical Addition Facilities and HVR-230: Hillview Reservoir Facility and Flow-Control Improvements projects. The candidates will be responsible for planning, coordinating, and directing the implementation of the design and construction of projects in the NYC drinking water supply watershed.

The selected candidate will be responsible for the achievement of project goals and milestones, ensuring that all prepared schedules, reports, and work products conform to the scope of work. S/he will also undertake the preparation, negotiation, and processing of appropriate modifications to Consultant Contract scope, cost, and schedule for successful project completion. Concept:</b></p>

<li>Collaborate in the development of concept design through planning, sketching, rendering.</li>
<li>Select directional images, and finishes.</li>

<li>Flush out and refine the approved design language into buildable drawings.</li>
<li>Assist in any information the Spec department may require.</li>
<li>Review and implement design specifications with the Spec department, re: FF&amp;E, hardware, plumbing, and architectural finishes.</li>
<li>Coordinate with outside project consultants such as lighting, MEP, Structural, Signage, kitchen consultants etc, as necessary to complete a well-coordinated project. (Only applicable for Intermediate Designer).</li>

<b>Construction Documents:</b></p>

<li>Work with Project Management in the development of specialty custom built items.</li>
<li>Assist in the development for a complete drawing package, including detailing, elevations, and plans as per Yabu Pushelberg Office Cad Standards.</li>
<li>Compilation and finalization of all FF&amp;E pieces with sufficient information to pass through to the Specification Department.</li>
<li>Assist in the development of a small drawing package including full design intent of all millwork and custom furniture as per Yabu Pushelberg Office Cad Standards.</li>
<li>Continue Coordination with outside project consultants such as lighting, MEP, Structural, Signage, kitchen consultants etc, as necessary to complete a well-coordinated project. (Only applicable for Intermediate Designer).</li>
<li>Review and implement necessary changes and additions with the Spec department, re: FF&amp;E, hardware, plumbing, and architectural finishes.</li>

<li>Provide site clarifications when necessary.</li>

Qualifications:</b></p>
<ul>
<li>No work experience necessary (Junior Designer) and 2+ years of work experience necessary (Intermediate Designer).</li>
<li>At minimum an Associate&rsquo;s Degree in a related field of Design (Interior design, Architecture, Industrial Design, Fashion design, etc.).</li>
<li>Entry level knowledge (Junior Designers) and adequate knowledge (Intermediate Designer) of the Interior Design Profession.</li>
<li>AutoCAD, Adobe Creative Suite, Sketch up and b+w hand rendering skills are necessary (Intermediate Designer) and within 3 months of starting the position (Junior Designer)</li>
<li>Additional 3D software skills are an asset.</li></ul><br>
