Job Summary:

An Account Manager is responsible for the day-to-day sales of industrial product which includes diesel and gas engine generators, transfer switches, and switch gear. This role is also responsible for establishing and maintaining relationships with a contractor and end user customer base and the specifying engineering community.

Essential Duties and Responsibilities:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily including the following.

<li>Work with inside sales support to read and interpret specifications for potential generator sales.</li>
<li>Pull specifications from plan (on-line or hand delivered).</li>
<li>Read and interpret specification.</li>
<li>Enter bill of material into Kohler-net (on-line pricing system) and print quote.</li>
<li>Contact potential customers for project bid lists.</li>
<li>Distribute quotation as required to customers.</li>
<li>Help customers and employees with product specifications, model numbers, and pricing about company products.</li>
<li>Coordinate submittals from Kohler to customers with help from inside sales support position.</li>
<li>Prepare weekly call reports and keep company database updated with new business contact, quotes, and sales.</li>
<li>Work closely with the inside estimator/project manager to Ensure customers are handled in the proper manner.</li>
<li>Ensure project profitability and communicate with both the inside sales support position and the Service Department.</li>
<li>Employee will be responsible for a sales territory established by the Industrial Sales Manager.</li>
<li>Bilingual in Spanish beneficial.</li>
<li>Ability and willingness to travel up to 50% of the time.</li>

Qualifications/Experience/Education/Skills:
<ul>
<li>Bachelor&rsquo;s degree (B.A.) or equivalent from accredited college, or technical school, or 3+ years Industrial Sales Experience (Oil Field/Oil and Gas) experience, and/or training or equivalent combination of education and experience.

<li>Generator knowledge and understanding of electrical and mechanical equipment strongly preferred.</li>

SUMMARY OF POSITION:
The Leasing Consultant will assist Community Managers with leasing and occupancy at all properties as well as assist with marketing efforts.
ESSENTIAL JOB FUNCTIONS: 
Assist Community Manager with the following:<ul><li>
Entering and closing work orders</li><li>
First point of contact for all prospects and residents</li><li>
Check vacant units to ensure readiness for tours</li><li>
Upkeep in the model unit as well as the pathway to the model unit</li></ul>
Resident Management:<ul><li>
Constantly try to achieve 95% or higher collected occupancy rate.</li><li>
Strive to renew 100% of all Resident leases at or close to market and 30 days prior to expiration. Use the budgeted rent schedule or approved prices from Management Company.</li><li>
Perform duty of showing, accepting application and completing the lease process for current and future available units.</li><li>
Ensure all applications are completed accurately and processed according to the guidelines in the section Applications/Leases/Move-ins.</li><li>
Submit all lease and applications to Property Manager immediately upon completion with appropriate deposit dollars.</li><li>
Ensure all leases are signed and money paid prior to issuance of property keys and access codes.</li><li>
Complete resident move-in and move-out checklists with residents.</li><li>
Deliver completed lease to Management Company within 24 hours of resident move-in.</li><li>
Complete the vacate settlement statement and return it and all lease copies to the office within one week.</li><li>
Complete weekly activity summary and time log and submit as required each week to the Management Company office.</li><li>
Maintain confidentiality on all matters pertaining to the property, ownership and residents.</li><li>
Conduct all business in accordance with the company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other federal, state and local laws pertaining to multi-family housing.</li><li>
Ensure clean move-ins, complete unit inspections and place move-in gifts as appropriate.</li></ul>
Marketing responsibilities:<ul><li>
Study the surrounding market, noting trends and opportunities with respect to such items as utilities, parking, value-added services and community needs.</li><li>
Complete property surveys of neighboring properties focusing on amenities, rents, concessions, and property curb appeal.</li><li>
Conduct Open Houses and participate in other special events as requested by Corporate Managers.</li><li>
Distribute all resident communication when asked (newsletters, notices, etc).</li><li>
Design and recommend to Management Company resident retention and incentive programs. Implement these programs after approval.</li><li>
Post vacant apartments on Craigslist and other suitable and approved marketing venues as defined by Management Company.</li><li>
Assist with coordinating resident appreciation events.</li></ul>
REQUIRED SKILLS / ABILITIES 
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that they are able to perform the essential functions of the job, with or without reasonable accommodation, using some other combination of knowledge, skills, and abilities:<ul><li>
Superior organization and communication skills.</li><li>
Ability to provide courteous and professional service to residents, property managers and supervisors.</li><li>
Ability to maintain courteous and professional relations with vendors and other service providers.</li><li>
Must be honest in time reporting.</li><li>
Reliability is a must.</li><li>
Knowledge of Microsoft Office products (Excel, Word, PowerPoint, etc.)</li><li>
Valid driver's license may be required.</li></ul>
EDUCATION AND EXPERIENCE<ul><li>
Educational degree not required.</li><li>
At least one year of experience preferred.</li></ul>
