</b></div></div><div><div>As the Community Manager, you&rsquo;ll have a big mission. </b></div></div><ul><li><div>Regularly inspects the property ensure company standards are being met; takes appropriate action to establish property compliance with safety, industry, and city/state/federal regulations to ensure safe and stable operation of the property at all times; identifies areas of improvement and offers suggestions to improve the efficiency, productivity and profitability of the property.
</div></li><li><div>Gathers, analyzes and interprets current market and economic trends that may impact the property and implements marketing and leasing strategies to achieve the property&rsquo;s occupancy and revenue goals. Monitors and analyzes traffic logs, budget guidelines, renewal information, marketing data, etc. to be able to give up to date and proper information as requested.
</div></li><li><div>Develops resident retention strategies and maintains by communicating and responding to residents in a timely manner and taking necessary action to address service issues; monitors resident satisfaction in person or through follow-up calls, texts, or emails to ensure a positive living experience.
</div></li><li><div>Manages and coordinates requests for repairs and maintenance and ensures appropriate response to resident requests for service orders; verifies, inspects and confirms status of all vacant units; oversee and ensure that established preventative maintenance programs are implemented, followed and documented per BH program guidelines.
</div></li><li><div>Partners with Regional Manager to create operating income/expense budgets that reflect the owners&rsquo; objectives for property operations, cash flow requirements and leasing strategy; ensures all budgeting guidelines and financial systems relating to purchase order systems as well as expense monitoring and approval are followed as per BH policy; ensures all payables and Purchase Orders for the asset are processed timely and accurately; monitors and reviews all vendor statements balances including balance forwards.
</div></li><li><div>Reviews monthly income and expense reports and reports on any variance from budget; coordinates collection and documentation of all revenues following lease obligations of tenants and the owners&rsquo; policy on accounts receivable; collects delinquent accounts promptly in adherence to BH policy; Prepares related weekly/monthly property operational reports to include, but not limited to: petty cash, variance, leasing, renewal, financial.
</div></li><li><div>Hires, trains, supervises, develops, and mentors property staff in accordance with company policies, procedures, and directives; conducts performance evaluations, and corrective action as needed.

<div>At Houston Methodist, the Manager Contracting position is responsible for working cross-functionally within the Supply Chain department and with hospital stakeholders to strategically and objectively source and contract for agreed upon materials, goods, services and equipment in consideration of their total cost of acquisition including financial and other impacts to the hospital. He/she will perform complex financial analyses and research related to supply chain services and make fact-based recommendations to key stakeholders. The position requires a strong ability to communicate and collaborate with various committees, executives, physicians, legal and risk departments, as well as department management and staff. The Manager Contracting is responsible for developing the annual contract work plan in coordination with Value Analysis, and for the content of supply chain contract documents prior to submission to the legal team in coordination with the Contract Administrator.<br>

The manager position responsibilities include managing the daily work activities of the work unit/department staff, ensuring quality, productivity, functional excellence and efficiency while assisting management in accomplishing strategic and operational objectives. In addition, this position provides guidance to staff and is responsible for staffing, budget compliance, contributing to staffing decisions such as hiring and terminating employment, coaching and counseling employees on work related performance, and assisting in the development and implementation of policies and procedures to ensure a safe and effective work environment.
