Proven written and verbal communication abilities, proficiency with computer applications, including Microsoft Office Suite of programs. Must have advanced presentation skills. The position requires a high degree of energy, , strong communication and organizational skills, technical competence, and professionalism. The position is preferred to reside in our Houston office and interact daily with Prologis internal and external partners. The position reports to the VP &ndash; Development Officer.
Key responsibilities include:<ul><li>
Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction for speculative building developments.</li><li>
Develop, tender and manage a variety of sizes of projects ranging from $100,000 to $25,000,000+ in development cost.</li><li>
Lead a team of consultants and contractors to meet/exceed the regional capital deployment goals and objectives.</li><li>
Coordinate and monitor every facet of the development process in projects that are assigned, including:<ul><li>
Partner with the Investment Officer in evaluating land and building acquisitions and dispositions.</li><li>
Hire and manage design professionals and consultants.</li><li>
Schedule, budget and plan development</li><li>
Lead / assist project municipal approvals process from acquisition through management of the procurement of project permits and approvals.</li><li>
Provide conceptual and pre-construction estimating for all aspects of development.</li><li>
Regulate on-site inspections of progress, safety &amp; quality.</li><li>
Lead and manage all aspects of land and vertical development.</li><li>
Lead role in project closeout</li><li>
Effectively communicate prudent information regarding project status to Market Officers and Supervisor</li></ul></li><li>
Respond to build-to-suit or leasing RFP&rsquo;s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company&rsquo;s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.</li><li>
Ensure customer satisfaction and exceed customer&rsquo;s expectations on each project.</li><li>
Monitor trends in the local construction market including pricing of materials and labor.</li><li>
Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis&rsquo; developments without compromising functionality or life cycle costs.</li></ul>
Building blocks for success
Required:
<ul><li>8+ years&rsquo; experience in a similar role working in the field of Civil Engineering, or Construction Management.</li><li>
Experience in local industrial development, land municipal approvals, and construction.</li><li>
Computer proficiency: Autodesk, Forma, Peoplesoft, MS Project, Bluebeam, Google Earth, ACAD viewer and the major Microsoft tools.</li><li>
Ability to travel up to 20% of the time within markets.</li></ul>
Preferred:<ul><li>
Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural), or relevant equivalent experience is preferred.</li><li>
Experience on BIM projects is desirable but not required.</li><li>
Project management experience with a general contractor preferred.
</li><li>A professional license (Engineer, Architect, etc.) is desirable but not required.</li><li>
Promote a positive, can-do attitude with a real focus on Customer satisfaction, efficiency, and effectiveness.</li><li>
Self-motivated and ability to multi-task and prioritize with minimal direction.</li><li>
Excellent written and verbal communication skills.</li></ul>
Hiring Salary Range of: $115,000 - $158,000. Salary and whole compensation package (bonus target) to be determined by the candidate&rsquo;s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
