<p><b>Job Summary:</b> The Complex Chief Engineer is responsible for managing the general and preventative maintenance functions of the hotel to ensure that Guest Service and sustainability standards are consistently achieved and maintained throughout the hotel structure. This role is crucial in maintaining the operational integrity of the hotel, ensuring that all systems are functioning optimally and that the property remains in excellent condition for Guests. The Complex Chief Engineer will oversee a variety of maintenance tasks, including but not limited to, conducting room inspections, identifying repair needs, and managing small projects or Property Improvement Plans (PIPs). In this position, the Complex Chief Engineer will select, train, schedule, coach, and support Associates, ensuring they perform in accordance with established brand or hotel standards and consistent with Rebel?s core values. The Complex Chief Engineer will also be responsible for maintaining the building's exterior and ensuring the hotel grounds have excellent curb appeal. Additionally, the Complex Chief Engineer will perform preventative maintenance on a scheduled basis and keep accurate records of all maintenance activities. The Complex Chief Engineer will also be tasked with testing, examining, and maintaining the hotel's life safety systems to ensure they are always operational. This position requires adherence to local, state, and federal codes, as well as following sustainability guidelines related to Rebel?s safety program. The Complex Chief Engineer will also be expected to practice safe work habits and follow OSHA standards, ensuring a safe working environment for all staff.</p>
<p><b>Job Responsibilities:</b></p>
<p>Supervisory Responsibilities:</p>
<ul><li>Plans and coordinates the work of engineering and security staff</li>
<li>Oversees engineering staff and ensures that they meet goals and objectives.</li>
<li>Conducts performance evaluations that are timely and constructive.</li>
<li>Provides training and mentoring as needed.</li>
<li>Work with payroll system to ensure staff is paid accurately on a weekly basis</li>
</ul>
<p>Duties/Responsibilities:</p>
<ul><li>Oversees progress and timeliness of projects in the Hotel</li>
<li>Reviews project reports to ensure projects are on schedule and within budget.</li>
<li>Gives priority to Guests? requests or complaints</li>
<li>Takes part in weekly meetings with ownership to report issues/progress</li>

<li>Prompt response to all emergencies, damage, mechanical problems and safety hazards.</li>

<ul><li>Develops an engineering operating strategy that is aligned with the property/brand's business strategy.</li>
<li>Develops and manages Engineering/Security budget.</li>
<li>Addresses potential areas of concern and proposes solutions to owners in a proactive manner.</li>
<li>Communicates a clear and consistent message regarding departmental goals to produce desired results.</li>
<li>Ensures compliance with State, Local and Federal regulations</li>
<li>Ensures building and equipment licenses, permits and certifications are current</li>

<li>Manage and coordinate bids, quotes, and contracts for 3rd party vendors.</li>

<p><b>Required Skills, Experience and Knowledge</b></p>
<ul><li>Experience working with one/multiple CMMS systems (computerized maintenance management systems)</li>
<li>Capex Budget and engineering/facilities operations budget preparation</li>
<li>Flexibility to work in different properties in a temporary basis as required by Rebel</li>
<li>Knowledge of property specific mechanical design, I.e., building HVAC loop</li>
<li>Detailed knowledge of operations and maintenance of WSHP (water source heat pumps) used in Guest rooms and public areas</li>
<li>Detailed knowledge and understanding of sprinkler/standpipe systems. And kitchen fire suppression systems</li>

<li>Current Certification as required by Federal, State or Local governing agents pertaining to trade requirements (i.e., HVAC, pool operation, electrical), property specific.</li>
<li>Current Fire Life Safety Directors certification required, building specific certificate due within 6 months of hire.</li>
<li>Must have a valid driver's license for the applicable state.</li>

Maintain engineering related check book accounting procedures to ensure department operates with-in budgeted guidelines while maintaining required stock of supplies and materials.</p></li><li><p>
Interview, hire, train, recommend performance evaluations, resolve problems, provide open communication, and recommend discipline and/or termination when appropriate.</p></li><li><p>
Effectively supervise, train, and assign tasks to and follow-up with engineering staff to ensure maximum productivity.</p></li><li><p>
Understand the engineering records and filing system to support RandM Budget, PM Programs, Capital Budget, Capital Projects, Life Safety Systems and Inspections, etc.</p></li><li><p>
