 The Project Manager is responsible for the overall planning, management, procurement, scheduling, and execution of work for assigned construction projects.  Duties

 Leads the project team in preparing the project management plan (PMP) and organizes and conducts pre-award and pre-construction meetings

 Participates in value engineering services as appropriate, negotiation and preparation of project subcontracts, and responsible for obtaining permits and resolving other regulatory requirements as necessary.

 Prepares a project schedule and develops milestones necessary to successfully complete the project in concert with the project superintendent.

 Controls the contract documents and determines their completeness and consistency and plans the successful execution of the construction contract.

 Manages project materials and equipment procurement within the project&rsquo;s budget and consistent with the project delivery schedule.

 Monitors the project site for quantity, cost, safety, quality, and schedule performance with the project Superintendent and develops and monitors project quality, safety, and risk management plans.

 Negotiates owner and subcontractor change orders and manages the resulting cost and profit impact.

 Develops the monthly client pay requests and follows up on collection.
 </li>
 <li>
 Controls the payment of job costs based on document review and approval. Coordinates with the job cost accountant for payments and lien releases and participates in monthly accounting and project reviews.

 Manages all final close out procedures for the project including as-built drawings, close out, letter of substantial completion, and letter of recommendation.

 Interacts with Estimating to provide project cost information for the estimating database.

 Bachelor&rsquo;s degree in construction management or related field, or an equivalent combination of education and experience.

 Preferably 5+ years' experience working on ground-up commercial construction projects.

 Understands estimating concepts to the level required to verify bids, understand market rates, and to process change orders, etc.

Job Description 
We are seeking a motivated and detail-oriented Facilities Planner to support the planning, design, and development of clinic spaces. This role is responsible for space planning, preparing construction documents, coordinating with contractors, and ensuring clinic signage and graphics meet company, landlord, and regulatory requirements.  Key Responsibilities
 
 
 
 <ul>

 Assist Senior Project Manager in planning, scheduling, and executing projects in deployments involving Video Surveillance, Access Control, Structured Cabling, Networking, Fiber Optics, and Fire Alarm Systems.
 </li>
 <li>
 Learn to serve as a point of contact between clients and contractors, under the guidance of experienced Senior Project Managers.
 </li>
 <li>
 Participate in Job Safety Analysis (JSA) meetings and contribute to creating a culture of safety.
 </li>
 <li>
 Observe and Escalate safety concerns or risks immediately to senior team members.
 </li>
 <li>
 Support coordination with Purchasing, Field Operations, and Vendors to ensure materials and labor are available when needed.
 </li>
 <li>
 Periodically conduct site visits to support progress tracking and Quality Assurance.
 </li>
 <li>
 Maintain accurate project status reports and assist in monitoring in Procore software.
 </li>
 <li>
 Review and interpret, Progress Drawings, and Bill of Materials with the aid of mentoring support.
 </li>

 Monitor, and be proactive in the management of Service Tickets, Projects, and general communication flowing through GigWire, a unique ACS Project Management, Ticketing, and Communication Application.
 </li>

 Collaborate with General Contractors on larger projects under senior guidance.
 </li>
 <li>
 Adapt to varying schedules, including days, evenings, and occasional weekends, as projects require.
 </li>
 <li>
 Assist in sourcing skilled contractors, including onboarding, evaluating, and training partners.
 </li>
 <li>
 Oversee and ensure contractors&rsquo; costs are properly allocated to projects.
 </li>
 <li>
 May perform other related duties as assigned.

 Key Qualifications
 
 
 
 <ul>
 <li>
 Fire Alarm experience is a bonus.
 </li>
 <li>
 Proven history of upward mobility within roles.
 </li>
 <li>
 Aptitude for management and leadership with some experience.
 </li>
 <li>
 Hands-on experience in security integration or related field is strongly preferred, such as the deployment of hardware and software related to Video Surveillance, Access Control, Networking, and General Low Voltage Cabling.
 </li>

 Must have aptitude in learning Project Management Skills and the drive to grow into a Leadership Role.
 </li>
 <li>
 Strong Organizational and detail-oriented stills; comfort with spreadsheets and data tracking. General knowledge of Microsoft 365 is a must.

 Must be able to read or learn to read, Progress Drawings, Floor Plans, or Takeoffs.

As a JZID Interior Designer, your role is to combine creativity and technical skills with thorough understanding of the design and production process, in order to produce highly creative, environmentally conscious and budget responsive spaces for clients. You should have exceptional design skills, a background in workplace design or interior architecture and a portfolio of innovative design concepts.
