Job Summary
<br>The Development Project Manager is responsible for supporting and managing the full pre-construction process for assigned new store development projects, from site handoff through construction start. This role is responsible for hands-on project coordination and execution, including developing and tracking schedules, managing project pacing, and supporting execution plans to help deliver projects on schedule, within scope, and aligned with organizational goals. The Development Project Manager partners closely with internal cross-functional teams and external stakeholders to support project delivery, with an emphasis on landlord coordination, entitlements, permitting, and clear communication. This role operates with guidance from the Senior Manager, Development while owning day-to-day project details and follow-through.

Job Responsibilities and Duties
<br><br>
Manage assigned development projects from site handoff through construction start, supporting overall schedules, landlord deliverables, entitlements, and permitting activities.
<br><br>
Develop and maintain project execution plans and schedules for assigned projects, tracking timelines and key milestones in alignment with landlord delivery requirements and departmental priorities.
<br><br>
Monitor project progress and day-to-day tasks, proactively identifying risks or blockers and escalating issues to leade rship as needed to maintain schedule, budget, and quality targets.

Serve as a primary day-to-day point of contact for assigned projects, coordinating with internal teams, external consultants, and landlords under the guidance of senior development leadership.

Coordinate cross- functionally with real estate, design, permitting, pre-construction, and construction teams to support task resolution and ensure timely completion of project requirements.

Maintain and update project schedules, budgets, and status reports for assigned projects; communicate risks, changes, and delays clearly to senior leadership.

Support entitlement and permitting activities for assigned sites, coordinating with consultants, municipalities, and internal partners to advance approvals.

Participate in regional pipeline meetings; track assigned action items and support follow-through.

Lead and support internal project kickoffs meetings and due diligence reviews for assigned projects, assisting with preparation, documentation, and next-step tracking.

Establish and monitor development budgets for assigned projects, flagging variances or concerns to leadership.

As a Construction Project Manager at Industrious, you will be responsible for managing the development and oversight of commercial interior projects from conception through construction and closeout. Collaborating with engineering leads to track and manage technical risks, dependencies, and mitigations, ensuring project timelines and quality standards are met</li><li>
Partner with stakeholders to define, refine, and prioritize software and product requirements, ensuring alignment with customer needs, security standards, and business objectives</li><li>
Support security product development efforts by coordinating inputs across development, security, and compliance teams to meet government and commercial cybersecurity requirements</li><li>
Manage all project artifacts, including plans, schedules, budgets, risk registers, and status reports, ensuring transparency and traceability throughout the project lifecycle</li><li>
Work cross-functionally to ensure accurate project resourcing and budget tracking, collaborating with project specialists, finance, and operations teams</li><li>
Lead communication between internal teams and external stakeholders, including Government Program Managers, to manage deliverables, modifications, and compliance documentation (e.g., RFI, RFX, ATO packages)</li><li>
Drive and support the Authority to Operate (ATO) process by managing documentation, coordinating engineering input, and ensuring alignment with government security frameworks</li><li>
Collaborate with engineering, product, and compliance teams to support the development, deployment, and sustainment of secure networking and communications solutions</li></ul>
Job Qualifications &amp; Experience :
<p><b>
Minimum Qualifications</b></p><ul><li>
Bachelor&rsquo;s degree in computer science, Software Engineering, Information Technology, or a related technical discipline</li><li>
5+ years of experience managing technical or software engineering projects</li><li>
Experience leading cross-functional development teams through the full software development lifecycle</li><li>
Proficiency with project management tools such as Jira, Confluence, MS Project.</li><li>
Familiarity with Agile, Scrum, Scrumban and Kanban methodologies, with a strong understanding of backlog management and sprint planning</li><li>
Experience using OKRs, KPIs, or other performance frameworks to align project outcomes with organizational goals</li><li>
Strong technical understanding of software development, systems architecture, or DevOps practices</li><li>
Excellent communication, leadership, and stakeholder management skills</li><li>
Demonstrated ability to manage multiple simultaneous projects and shifting priorities in a fast-paced environment</li><li>
Proficiency in Microsoft Office Suite, including Excel, Word, PowerPoint, and Project</li><li>
Available to travel up to 25% of the time</li><li>
Ability to obtain United States Secret security clearance</li></ul><p><b>

Project Management Professional (PMP) or Certified Scrum Master (CSM) certification</li><li>
Master&rsquo;s degree in computer science, Engineering, or Business Administration (MBA)</li><li>

Experience conducting project risk analysis, budget tracking, and stakeholder reporting</li><li>
Understanding of product development practices such as user story mapping, product road mapping, and stakeholder alignment</li><li>
Experience in scaling Agile practices in larger organizations.</li><li>

The base pay for this role can vary from $102,000 to $156,000 a year based on individual qualifications. Eligibility for yearly discretionary bonus.
