About the Position</b></p><p>
The Assistant Manager supports the Property Manager in the day-to-day operations of the community, ensuring compliance with HUD and other regulatory agency requirements, maintaining accurate records, and providing excellent customer service to residents and applicants.</p><p><b>

Essential Duties and Responsibilities:</b>
</p><p><b>Leasing &amp; Marketing</b></p><ul><li>
Assist with leasing efforts, including showing apartments, processing applications, and preparing lease paperwork.</li><li>
Ensure all leasing activities comply with HUD, Fair Housing, and company policies.</li><li>
Maintain waiting lists in accordance with HUD regulations and property policies.</li><li>
Conduct applicant interviews and verifications to determine program eligibility (e.g., income, assets, citizenship, student status).</li><li>
Assist with move-in and move-out inspections and related documentation.</li></ul><p><b>
HUD &amp; Regulatory Compliance</b></p><ul><li>
Maintain compliance with HUD, NSPIRE/REAC, MOR, and Fair Housing requirements.</li><li>
Process and verify certifications and recertifications (Annuals, Interims, Move-Ins, Move-Outs) using <b>TRACS</b> and <b>EIV</b> systems.</li><li>
Submit and track HUD 50059 forms and ensure all resident files are current and accurate.</li><li>
Respond to MOR and HUD file audit findings with corrective actions and supporting documentation.</li><li>
Keep abreast of HUD handbook updates (4350.3) and other compliance requirements.</li></ul><p><b>
Rent Collection &amp; Financial Administration</b></p><ul><li>
Collect and record rent payments and other charges; issue receipts and maintain accurate ledgers.</li><li>
Post payments and charges in the property management software ( RealPage).</li><li>
Monitor delinquency reports and assist with issuing late notices or initiating eviction procedures when necessary. Placing delinquency notes in Onesite</li><li>
Assist the Property Manager with rent adjustments and subsidy billing.</li></ul><p><b>
Resident Relations</b></p><ul><li>
Provide courteous and professional service to residents, vendors, and guests.</li><li>
Address resident concerns promptly and escalate issues to the Property Manager when necessary.</li><li>
Assist with resident retention efforts, newsletters, and community events.</li><li>
Help enforce community policies and lease terms.</li></ul><p><b>
Administration &amp; Office Operations</b></p><ul><li>
Maintain organized resident and property files in compliance with HUD file order and company policy.</li><li>
Prepare correspondence, reports, and forms as needed.</li><li>
Support the Property Manager with monthly, quarterly, and annual reporting requirements.</li><li>
Assist in supervising office operations in the Property Manager&rsquo;s absence.</li><li>

Maintenance Coordination</b></p><ul><li>
Enter and track maintenance work orders; follow up on completion and resident satisfaction.</li><li>

Minimum 2 years of experience in multifamily housing, with at least 1 year in affordable/HUD housing.</li><li>

The Courier I is responsible for the pick-up, transportation and delivery of lab specimens, medical records, medications, and patient related documentation within the Fred Hutch clinic and campus.</div><div></div><div><b><br>

Responsibilities:
<ul><li>Deliver all specimens, medications, and patient-related materials, accurately and within an appropriate time frame.
</li><li>Monitor courier phone and manage shifting priorities to maintain route schedule (if applicable).</li><li>
Maintain courier logs, ensure courier entries are legible, accurate and adhere to standard written procedures.</li><li>
Report and assist with tracking of missing or damaged specimens, medications, and patient related materials.</li><li>
Assist with training new couriers as needed.
</li><li>Fill in for other routes as needed or other Supply Chain.</li><li>
Assist with storeroom duties during downtime.

Qualifications:

A High School Degree, GED, or equivalent combination of education and experience.</li><li>
Pharmacy Assistant License (must be able to attain a Pharmacy Assistant License within 45 days of hire).</li><li>

Ability to communicate in person as well as in writing professionally and effectively.</li><li>
Excellent multi-tasking and interpersonal skills.</li><li>
Knowledge of computerized or automated system operations and record keeping practices.</li><li>
