Reports to: Senior Community/Community Manager has primary authority and works with the Leasing Consultant to determine the exact "day-to-day" duties. Decisions will take into account the Leasing Consultants skills, experience, career goals, and how the individual best fits the working requirements of the community. Essential Functions/Responsibilities Sales and Marketing <ul><li>Warmly greet prospective residents and create a personal connection while determining needs and preferences</li><li>Professionally present the community and homes along with specific features and benefits</li><li>Correctly complete all lease applications, assist with application verification, and notify prospective resident of results in a timely manner</li><li>Manage and convert prospect leads into leases to achieve leasing goals. Follow up with all leads and prospects that did not lease</li><li>Call or visit competitive properties to update market survey on a monthly basis. Stay informed and aware of rents, specials and events promoted by competitors</li><li>Answer telephone calls and return voicemail (prospect calls, resident issues, service requests, etc.)</li><li>Enter accurate and timely data into appropriate information systems and prepare leasing reports for the Manager as requested. Position Summary

<li>Marketing/Leasing
<ul><li>Maintains a professional yet friendly atmosphere in the leasing office and other areas where prospective residents and residents meet.</li>
<li>Inspects models and market ready vacancies daily to ensure cleanliness. Performs cleaning and staging as needed.</li>
<li>Conducts all business in accordance with Thrive policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.</li>
<li>Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to assistant manager or Community Manager when appropriate.</li>
<li>Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits.</li>
<li>Maintains awareness of local market conditions and trends. Contributes ideas to the manager for marketing property and for improving resident satisfaction.</li>
<li>Maintains a lease closing ratio at a level appropriate for the property and submarket.</li>
<li>Responds to inquiries in the Customer Relationship Management (CRM) system in accordance with Thrive expectations.</li>
<li>Posts regularly on online advertising sites such as Craigslist and Weblisters as instructed.</li>
<li>Sets out A-Boards and balloons at property entrances daily.</li>

<ul><li>Correctly completes all lease applications, assists with application verification and notifies prospective residents of results.</li>
<li>Types miscellaneous resident communication as needed.</li>
<li>Complete all lease paperwork including related addenda and accepts rents and deposits.</li>
<li>Completes Guest Card information form on all prospects, sends thank-you notes and performs follow- up.</li>
<li>Physically inspects property when on grounds, picks up litter and reports any service needs to maintenance staff. Inspects move-outs and vacancies.</li>
<li>Inventories office supplies on periodic basis. Reports needs to Community Manager.</li>
<li>Organizes and files appropriate reports, leases and paperwork.</li>
<li>Attends property and Thrive trainings and meetings as requested.</li>

A Home Services Sales Consultant is responsible for selling the Company's exterior and interior products and services to customers. The Sales Consultant's primary responsibility is outside sales visits to customer homes and trade shows. Although sales efforts and incidental activities may take place at a customer's home or through virtual channels, a Sales Consultant will spend the majority of their working time traveling and away from a dedicated office environment.
Sales Consultants will travel to customers' homes to make sales calls, assess customer needs, make individually-tailored product recommendations, develop and negotiate customized price quotes, present warranty information and financial options that meet the customer's needs, and maintain/drive profitability.
